One great advantage this Mill has over all others is, that, the grinders are made ou movable nugs, which are cast of hard metal, and when worn out can be re-placed by new rings in five minutes, for the sum of three dollars then the Mill istne satne as new, as there is no other part liable to wear out. Farm Lands For ScleL i\i r. .. Pf|-
lUillfllS EES ifiUMSBM IS NOW FRBFARSll TO SK1.I.
OVEH TWO MHLI0KS OF ACHES
The soil Is a dark, rich mould, from one to five fret
bed, or stone picked off. as is generally the case in cultivating new laud in the older States. The first crop of Indian corn, planted on the newly broken sod, usually repays the cost of the plowing and fencing.
Wheat sown on the newly turned sod is sure to pay very large profits. A nun with a plow snd two yoke of oxen will break one and a hslf to two acres per day. Contracts can be made for breaking, resdy for corn or wheat, at from $3 to S 50 per acre. By jodicious pianageniei t, the liind may be plowed and fenced the first, and under a high state of cultivation the socond year.
Corn, grain, cattle, etc., will he forwarded »t reasonable rates to Chicago. for tbe Kaalcrtt market, and to Cairo for the Southern. The larger yield on the chcap lan.Is of Illinois over the high-priced land in the Eastern and Middle States, is known to I be much more than sufficient to pay the diflorcucc of transportation to the Eastern Market.
Bituminous coal Is mined at several points along the road, and is a cheap and desirable liiel, tt c«n be delivered at several points alou tbe road at $1 50 to 94.00 pertou. Wood can be had at the same rates per cord.
Those who think ofsettlinp in Iowa or Minnesota, should bear in mind, tbat lands there, of any value, alongthe water courses snd for many miles inland, have been disposed of—that for those located in thr interior, there arc no conveniences for transporting tbeproduretomarket, Rallrosdsnot having been introduced there. That to send the produce of these lands, ono or two hundred miles by wagon to market would costmore than the expense of cultivating them and hence. Government lands thus iluated, iit $1,95 per acre, sre not so good Investments as the land ofthiscompany at the prices fixed.
The same remarks hold good In relation to the lands in Kansas and Nebraska, for although vacant lands may be found nearer the water course*, the d* Unce to market 1* fsr greater, and every hnndred milesthe produce of those lands aro carried either in wagons, or interrupted water communications, incrCsscs the expensesof transportation, which must he borne by the sottlers,in the reduced price of their products and to that extent precisely are the incomes from tbeirfarms, and of course ou their invest nient.annually reduced.
The preit fertility of the lands now offered for sole by this cnmpnnv, and their consqncnt yield over those of the Kastern and Middle States, is much more than sufficient to pay the difference iu the coat of Iransportrtion.especially in view of the facilities furnished by thisrosd, and others with which it connects, the .peratlons oTwhlch aro not inlernpledby the low water ofsummer, orthe frost of winter.
PRICE AND TERMS OF PAYMENT. The price wilt vary from 85 lo 9-". according'o location.quality,etc. Contracts for Deeds inav he nude during the year 1853, stipulating tbe purchase money to be paid in five annual installments. The firstto become due in twoyears from the date of contract, and tho others snnually tliereaRcr, Tbe last payment will become due at the end of the sixth year. Interest will l»o rimrged at only 3 perccnt. per annum. a dftcnr
