Star Realty states that channel front property can begin at $75,000 and run up to $300,000. Nicer homes are being bought or built on channels because property value can be considerably less. A person will be getting “more home” for his or her money when buying on a channel compared to a lakefront home. Living on a channel has many assets: good access to the lake, easy swimming, more shelter for the boats, and the lots may be larger. The people who live on the lakes are diversified. They come from Indianapolis, Marion, Muncie, Anderson, Kokomo, South Bend, Ft. Wayne, Illinois, Ohio, and Michigan. Many are professionals with children who are in

early adolescence. The various means of recreation around a lake can be ideal for an active family. Recreational activities can include boating, skiing, swimming, and golfing. The lakes area has something to offer everyone. Northern Indiana has always been known for its lakes. Lake Wawasee is a very popular lake because of its clean, hard sandy bottom. Many residents believe that the water quality will remain the same for years to come. Lake Tippecanoe is another well-known lake, it is the deepest in Indiana. Because of its depth skiiers will find waters less rough than other lakes. Wawasee will command the higher prices of the area lakes. However one can find more affordable housing on the Barbee Chain, Lake Tippecanoe, Webster Lake, and Syracuse Lake. The demand is for year round homes. These lakes are ideal because they are less recreational and more quiet. What can the future hold? As the present has illustrated, prices will continue to meet the needs of supply and demand. Rick Pinney of Chalet Realty feels that buyers will start living on the lake year round, “More people are retiring on the lake or commuting to surrounding areas.” Homes and property are becoming more and more expensive and people are not using their lake home as a seasonal cottage but as a permanent home. Overall, real estate around the lake is very exciting with its continuous upswing in value. As the experts have continuously emphasized, every home and property is unique. One can not give an average, since many factors establish the price of a home or lot.
