B Let’s Talk Real Estate By Phil Beer Realtor A GREAT TAX SHELTER
Investing in real estate is one of the great tax shelters available to persons, especially in high fox brackets. What is a tax shelter? Basically, it’s an investment that allows you to keep some money that you ve earned, rather than give it to Uncle Sam in the form of income taxes. Real Estate investors of income property are allowed a deprecia tion allowance which has the same affect on your income tax as exemptions for your dependents. It comes right off the top. For example, a brick office building is expected" to last 40 years. If you bought it for SIOO,OOO, you could deduct $2,500 per year. By using "accelerated depreciation". you can deduct $2,500 per

year. By using "accelerated depreciation", you con deduct more during the early years and less in the later years. Also, there are many other tax deductions, such as interest on the mortgage, and taxes which can be very sizeable. Above all, remember that these come off the gross income, and your tax rote is based on what's left after deductions. The lower the net, the lower the rate. The lower the rate the lower the take by Uncle. The Beer Bunch will WORK FOR YOU. See us in the Wawasee Village office or call 457-4495.
