auditorium TuesdayAll Day — Wawasee golf sectional at Churubusco WednesdayHalf day for students Buying land for investment or for retirement Buying land for vacation, retirement or investment purposes may sound alluring, especially in a time of double-dig-it inflation. So alluring, in fact, that thousands of people have become victims of swindlers who capitalize on the attraction of owning land and on people’s willingness to believe. Many people have bought chunks of desert land filled with nothing but sand and rocks; others are owners of lots that are under water most of the year. Still others discover after months of payments on their property that the company has gone bankrupt and they’ve lost everything they put into it. According to the Better Business Bureau, most land development companies are honest. But persons considering buying land, should protect themselves by knowing what to look out for. Study Area The first rule to follow is don’t buy any land unless it has been personally inspected. Study the
area. What’s the climate in various times of the year? aA for and read the property report that’s required by th» department of housing and urban development for any land you’re considering. In most cases interstate land companies must provide you with such a report at least 48 hours before a contract is signed. If possible, have an attorney look at the property report and the proposed sales contract before signing anything. Appreciation Regardless of what the salesperson says land does not necessarily appreciate in value. So when buying for investment purposes, a person should realize that he might get stuck. He may very well have to sell the land for less than he paid for it. It’s also quite possible that there’ll be no resale market when the investor wants to sell. For further help contact the Better Business Bureau or Office of Interstate Land Sales Registration of the Department of Housing and Urban Development, Washington, D. C. 20410 and to your state real estate commission. Unstable land means an unstable agriculture.
