The proposed lease upon which will be held Is for a term of 27><i year*, commencing with the occupancy of a school building to be erected by Center, School Buildings. Inc. Th« lease provides for the rental to b* payable in semi-annual installment* of 875.201 40 in advance, commencing on the day the building to be erected on the premises is ready for occupancy and possession thereof is tendered to and accepted by ’’tenant” and tha semi-annual rental Installments *h*H be due and payable every six <6> months thereafter for the term of tha lease. As additional rental, South Putnam Community School Corporation, as Lessee, shall maintain insurance on the building as required in the lease and shall pay all taxes and assessments against said property. If. at the end of the term of this lease, the Lessee has discharged and performed ah of ita obligations under said lease, then tha demised premises shall thereupon become the absolute property of the Lessee. The lease grants Lessee the right and option, on any rental payment date from and after 20 semiannual rental payments have been made on the lease, to purchase the demised premises at a price equal to the sum of $2,199,656.00, plus interest at the rate of five per cent per annum, computed semi-annually on sucli amount from the effective date of this lease, less the sum of all lease rental payments made, to the date the option to purchase Is exercised. At such hearing all persons interested shall have the right to be heard upon the necessity for the execution of such lease and whether the lease rental provided for therein to be paid to Center. School Buildings, Inc., is a fair and reasonable rental of the proposed building. Such hearing may be adjourned to a later date or dates and following such hearing, the Board of School Trustees may either authorize the execution of such lease as originally agreed upon, or make modifications therein as may be agreed upon with Center, School Buildings.
