Stake Off Home For Boston, Pease On Thursday there was staked off on Anderson street, facing the Second Ward scho >1 building, a house for Fred Pease and yesterday, Friday, one was staked off on Hillsdale Avenue for Paul Boston. Building in Greencastle in far from dead when there are two new houses laid out in one week. To augment this there will be finished next week, here in Putnam county the homes of Prof Harry W. Voltmer, Prof. Harold Zink. Mr. Eugene L. Allan, all in Northwood; the home of Charles S. Baker on Berry street; the home being built by Dr. W. R. Hutcheson for his nephew on the Manhattan Road; and the home of Rudolph Volderauer three miles northeast of here. Many of the above houses have been planned and financed by loval lumbermen and are being built through the FHA. Joe Morris the airhitect for the two homes that were staked out this past week said, "The home of Paul Bcston, Superintendent of School*, will be a full two story Colonial heme.” In the description it was described as having brick veneer fini ish on the lower half and white Colonial siding on the top half. The roof will be asbestos. The house will have a basement garage. On the first floor there will be a large living room, den, dining room and kitchen. On the second floor there will be three bedrooms and a bath. The home of Fred Pease will be a one story structure and will have five rooms and a bath. In the basement there will be a recreation room. It will be completely modern throughout. The Allan Lumber Company will supply material for both jobs.

The obstacle which prevented the extension of long-term loans in the past was the feeling that the risk involved W'as objectionably great Under the FHA Insured Mortgage System ways were devised and are constantly being prefected to measure the probability of loss through default, subsequent foreclosure, and resale, contrasting with the methods used in the short-term high-interest-rate procedures of the past.

Recognizes Six Features The Federal Housing Administration recognizes six main features which enter into the measure of mortgage risk. Each is given a rating according to the extent to w'hich conditions regarding it contribute to the risk involved.First is the “ratio of loan to the value,” which in itself has constituted the time-honored method of determining risk. Second is the “ratio of debt service to rental value.” This weighs the question: “Will the property, if it should be rented, be able to sustain the mortgage without contribution from the owner?” This is an important factor in residential properties which are primarily investments. Third is the “ratio of the economic life of the building to the term of tho mortgage.” This enables selection of a time period for the mortgage which will result in total amortization before the building improvements become valueless. Fourth is the “rating of the borrower,” which enables weighing of the borrower’s ability and willingness to meet His obligations and patterning of the loan accordingly. This recognizes that the mortgage lender’s first line of defense against foreclosure or other trouble is a careful selection of borrowers, or, in other words, the avoidance of loan terms which are not properly related to the borrower's individual circumstances. Physical Security Rated • Fifth is the “rating of physical J security,” that is, the property itself, j Experts use a sensible approach in j determining the acceptability of the i physical property by rating its qual-1 ities from the standpoint of durabil- j ity, appearance, and functional excellence. To keep chamois leather gloves in fine shape add a dessert spoonful of glycerin to the washing water. When gilded mirrors, picture frames, or any other “gilded” articles get soiled and dusty add a little muriatic acid to a solution of lukewarm water and mild soap. For this purpose buy the rubber gloves a half size larger. Use moth balls plentifully in the garden to condition tho soil and the smell of the halls will discourage worms, rabbits, moles, etc. This will keep your garden in a healthy shape.
