For the first time in history a plan has been devised whereby the man of average means may acquire land without paying a cent on the principal for fifteen years. He may take immediate possession cultivate, plant and harvest the crops, build his home and earn a good living while he is gradually improving the property. And while thus engaged, in order to insure him against the loss of time and labor, in the event of his death, title to the land will be delivered to his wife or estate absolutely clear and without the payment of a dollar.
This remarkable "common sense philanthropy plan" has been conceived by Joseph J. The plan must not be confused with the ordinary land subdivision idea. Heretofore land hajf been acquired only by a substantial cash payment and burdensome annual payments thereafter. The Indian River Community Plan provides a means of development of land for those who, for business or other reasons, are unable to undertake the development work themselves. The Plan contains no "joker." No purchase money notes are required. No mortgages are executed. There is nothing in the proposition to bind you against your will. All you haveto do is agree to pay, for one year, 5 interest on the purchase price, due one year from date, and taxes. Location The tract of land upon which this community project is undertaken is in the heart? of the famous Indian River Orange district, of Florida. Upon it are already 3,500 acres of orange and prapefruit groves from one tothirty-five years old. SoiTieof these grove3 are worth $4,000 an acre. This tract adjoins Fort Pierce, county seat of St. Lucie County. It stretches along the Atlantic ocean and the beautiful Indian River. It is traversed by the Florida East Coast Railway, the paved Dixie Highway and in every direction by wide, hard-surfaced boulevards. St. Lucie County is the banner county of Florida, having the highest average land values in the state and the highest average value of crop production of any county in the United States except the "hot house' district of Long Island. Its climate is' the most ideal of any section of the United States. Fort Pierce has a population of 3.500. excellent marketing facilities, packing plants, good schools, churches, and in fact every modern convenience. You May Take Immediate Possession Until your home is completed a spacious community club house, right on the tract, is at your disposal. Here vour family can be comfortably housed. The temporary home need not be expensive. Lumber is cheap in thi3 vicinity and buildings are constructed only for shelter because of the mild climate. An abundant supply of pure, healthful water may be obtained at a depth of fifteen to twenty feet. The next step is the preparation of a few acres and the planting of tome of the highly profitable winter vegetable crops. Three or more crops are raised in a year from the same land. The income should be more than sufficient to provide living expenses and leave a balance each year for planting a few acres in orange and grapefruit trees. Many Indian River truck garden products go on the Northern market two weeks ahead of any other section, consequently they bring highest prices. For the applicant whose business or profession makes it impossible to move to Florida at this time, a Development Bureau is provided to carry on the work.
