"Within the limited time alloted me. i cannot describe the produces of the rich va!ls in western Ohio and northern Indiana. Their farms are iir-?r.irpiM. From Cincinnati to Dayton, for a distance of 60 mile manufacturing towns are almost ':ontinuow. Although less populous, similar conditions are found northward to Toledo ,-ind thence through Kort Wnyne to Chicago. No othr Iven areas offers a prefer tonnape for transportation either in raw material or manufactured products. And Just arros? the Ohio river from u are the boundless coal field of eastern Kentucky and West Virginia. The ores come from the Lake rociona but tho kind of coal required to convert ore into iron comes from mines south of the Ohio river. "The Indiana and Ohio coal In rot of the jrraoV for steam purpose. Such Meam coal ah is embodied in Illinois has been for the most part cared for by the United States Steel corporation. "Grent manufacturing center have been built up on our lake shores largely because they have had the advantage of water rates on ore and other raw material hut they are Mill r-aylner rail rates for coal. Who could estimate the future prorth of thes cities on th Great Lakes if they also could pet water rates on steam coal the same a.s they are now petf.inp on ore? "It Is an old Rayint? that 'whenever steam co.-il and ore pt together there, is something doing.' You are talking about 'outlets.' here is somethin? to let out. While steam coal is beinfr exhausted in some fields, yet those of West Virginia and east
ern Kentucky are unlimited ar.d as ( t mostly maiden soil. The route from the Great Iakes to the Gulf through the Drainage canal, Illinois and Mississippi rivers will not furnish manufacturing coal. You ar now. only half way In the pursuit of all-water rates, and will continue to be until you can get southern coal by barges and that is what Ohio with th help of northern Indiana nno1 Chicago proposes, to do Tor all places along St. Iawrenee route. "To show the importance of thi one article of fuel for steam and coklntr ar.d stockin? purposes. I call your attention to the fact that every 'north and south railway acros Ohio is a coal road. And there are dozens of them from points on the Ohio river to harbors on Lake Erie. With an ocean outlet throuph the Ft. limrrnro there would be not only phenomlna! growth in Lake cities, but also a great increase In commerce on the Lakes so that the demand for coal would be much greater than ever. The ocean steamers would then get their fuel from Lake harbors and they want such coal as comes from the south. It will not be long until stich coal, as is wanted for steamships, furnaces and manufactures, cannot be secured from any other region. There are hundreds of miles of coal fields abutting the rivers of Kentucky, Tennessee and West Virginia. Tho improvements of the Big Sandy and Kanawha rivers are completed and that of the Ohio will be finished by 1923 and then with the connection of the proposed barge canal you can get 20.000.000 tons of coal additional every year at your Lake harbors for than one-thiid the present cost of transportation. That Is what 'The St. Lawrence route means from the Ohio point of view on one article alone."

In like manner we want the' improved Ohio river connected from , Cincinnati with Like Krie and then the two lakes connected with a short i!no between Toledo and Chicago. Right in the Path of Growth In buying Real Estate one i naturally interested in Locution, also in the direction of growth of a city. These two elements are highly important as to the future of a plat or locality. We direct attention to thes important facts because Southmoor I'axlc enjoys a particularly advantageous position. When yu buy a suburban lot you expect it to increase in value as the city approaches it tho tendency toward higher values comes from one side only. As population increases the higher value will come from one Fide only. The thing that holds back the rising values Is the low priced farm land Just beyond the addition. But Southmoor is Just Between 2 Growing Cities The tendency toward higher values operates on ench side of Southmocr. Southmoor lies on the southside car line, between South Dend and Mlshawaka. Lots are selling at pre-war prices, on such easy terms that anyone can afford to buy. If you buy a lot from us we will help you build your home. Let us show you the plan of a cozy low priced house that we will build for you on any lot you may seltct and sell on a sm'll payment down and the balance like rent. Come Out Sunday Afternoon ' Take South Side car line to ftddlck Street, go south three blocks, or phone me and we will take you out at anytime.

1 In 191 1, Flint, Mich igan was a city of approximatej ly 20,000 inhabitants, favored with but two steam railH roads, one electric road and a river too small to handle the sewerage. j About this time expansion plans of the Buick and j Chevrolet automobile plants, both belonging to The 1 General Motors Co., were announced and Flint began 1 to grow. J For the first year the people of Flint failed to grasp 1 all that this meant to the city, and the plea to secure a i homesite for the first twelve months went unheeded, i It was only when Flint began to shelter families in tents 1 that her people awoke to a full realization of the true 1 condition. I Then Flint leaped ahead, and in these few short I years has grown to a city of over 125,000 from 1 I square miles to 1 9 square miles within the city limits, j Four great new bank buildings, three new hotels and a I large number of several story mercantile and office
m buildings have been added to keep pace with the conH stantly increasing population. g Following the natural law of supply and demand, U Vacant Real Estate increased in proportion to the S growth of the city itself. Homesites within the then HI improved district increased in value, increased again, gl doubled and in many cases advanced even beyond H twice the price. U Today in Flint people are buying building lots four II miles beyond the present city limits at from $350.00 I - to $800.00 WITH ABSOLUTELY NO IMPROVE1 MENTS. J It is the general rule that nearly every new home g that is built in Flint, is built on a lot that has changed j hands several times AND EACH TIME AT A jf PROFIT. U South Bend is exactly where Flint was a few years i ago with this exception The expansion work now on fH at Studebakers and Olivers alone are of far greater
magnitude than this Michigan cit-. With Flint growing as it did there is POSITIVELY NO DOUBT that South Bend will in the same length of time go far beyond her in "size and importance. Flint is a "One Industry" city, depending almost wholly upon the automobile business for support. But one kind of skilled labor finds its home in Flint. The whole future is built entirely upon the possibilities of the Automobile market. South Bdnd is favored with as diversified line of staple manufactured products as any city in the country. As long as farms are tilled, Olivers, South Bend Chilled Plow Co. and other agricultural Industries will be busyi Sewing Machines have been staple ever since Howe startled the World with the first one. Our iron and brass founderies, Machine and Tool making plants, Furniture, Toy and numberless others insure South Bend such as other cities may well envy. Real Estate in or adjacent to South Bend Vacant lots will be at a premium two miles beyond the improved districts of South Bend within the next three years. Flint is no exception. It serves as but one specific case to illustrate. Other Cities, Port Hu ron, Akron, Hamilton, Lansing, Jackson, Muskegon, Detroit, Gary and any number of other cities would have served just as well. Be among those who will make real profit from Vacant Real Estate here at home. Option a lot or lots and turn it at an advanced price that will amount to several times the amount of the small option money you will be asked to pay down. There are a number of desirable tracts that were purchased at acreage prices AND HAVE NOT AS YET ADVANCED IN PRICE offering you all the accumulated value since they were laid out in building lots. But you should act before advances take place. TAKE THIS ADVICE BUY SOUTH BEND VACANT REAL ESTATE AND BUY IT NOW.
