Will be Open For Sale to the Public, Tomorrow, August 24-, 1919 The opening sale of the finest investment and home site property ever placed on the market IN RICHLAND lies in the direct path of South Bend's industrial and residential expansion. It is the one" logical spot that the working man will be able to have his home so as to be near his work. It adjoins South Bend's new manufacturing and factory district.

Fact

s

You Should Know

About

South Bend and Richland-

Demand for these lots in the next two years This is the opportunity of a life time. South Bend is having an increase of 50,000 in the next few years. Over 8,000 workers of various trades and their families will be brought to this citv within the next five months. If all the available property in this city were to be subdivided and built on, 32 per cent of South Bend's increase of 50,000 or 16,000 people will live outside of the present city limits. Only recently a $10,000,000 rubber corporation was formed and it is their intention to erect a large plant at once. This will attract thousands of others. Manv small factories and manufacturers are contemplating moving their business here in the verv near future. Taking all this into consideration, to state that there will be an increase in population of 50,000 is not an exaggeration.

Great Increase in Value All property bought at this time and at these prices will advance in value over 100 per cent. The buyers of property in this subdivision will be able to make from 100 to 300 per cent on the monev thev have invested when this increase in population takes place. A Home Community Working men will desire to live as close to their work as is possible. The only available space that is left for these men to live where thev desire, is in the southwest part of the citv. This will be the section where the greatest demand for home sites will be. RICHLAND is located, in that part of the city. It is an ideal home community for the working: man. The lots are all large and a man may have his choice of any size lot he desires. The lots all front on 60 foot streets with 14 foot allev in the rear.

Title to Property The Schellinger Home Building Co. are the owners of Richland and can give clear title by warranty to purchasers of lots in. Richland. Improvements Streets are being graded and sidewalks laid. A $5,000 sewer assessment has been paid on the property. Building Activity $20,000 worth of houses up and more going up. Our plans are laid to build 475 homes in Richland. We will build a home for every purchaser of a lot in RICHLAND.

Richland is bounded by Indiana, Ewing, Dundee and Kaley. Calvert street runs through the center of the property.

of Lots

The lots are 40x128, 45x128, 63x 128 and blocks of three lots, 120x 128. Prices and Terms 40 foot lots $245 and up. Corner lots, 48x128 $280 and up. 63x128 $375 and up.. A small payment of two to five dollars will reserve a lot. 10 per cent down when sale is closed and 2 per cent a month. How to Reach Richland Take the Chapin Street car to end of line where our automobiles with banners on will be stationed to convey you to -the property, free of charge. To walk, go out Sample to Olive, south on Olive to Calvert and property.
