Oar Annual Industrial Exhibition is to be held this year at Terre Haute, commencing on the 30ih of September and continuing until the 5th of October. 7 We hold it at once the duty and the interest of - every one who has the wherewithal t to make himself the . owner of some portion of the earth's surfacelarger or smaller according to his means We would incite no one to run into debt, nor, to invest money otherwise instead of paying his debts but we would have every one become a freeholder with the first thousand dollars he can command that does not belong to some one else. This world will grow wiser, better, hap pier, as mankind more generally become owners of. land. We 'do not insist that Investments in land are always profitable that they will pay so large an interest as others may. Xo property .will pay legal interest un less wisely, thrifitly managed. But land is cheaper in ours than in almost any other civilized" country ; and there are millions of acres which can be bought at prices which will, under good management," yield an interest of ten per cent.' Yet the general truth remains that if money, is to be invested with a view to income alone, and no interest, skill, or effort is to be added to it, it may best be loaned on interest or used to buy Government stocks or bonds. Property investments do not, in the average, yield a. net income of five per cent. ! But lands are certain to rise in value. There is not half so much good land yet unoccupied in our country as is generally supposed, and the area is daily diminishing; the immigration is large and steady, aud the population of our country , increasing at the rate of at least One Million per annum. Machinery and laborsaving inventions are steadily increasing the area that a definite amount of labor can cultivate. Grazing is absorbing millions of acres formerly - devoted to Grain and Boots., Millions of acres of rocky, sterile hills now cultivated ought to be laid down to forest forthwith. Ouefourth of the land within a hundred mileV of this City might profitably 'be given up to the growth of timber. -In the. Great West, - the western limit of profitable cultivation has already been approached; so that there is scarcely an average width of a hundred miles of arable soil between the frontier settlements of Arkansas, Kansas and Nebraska, andthe valley of the Sacramento. And, though immense areas of good land remain unimproved this side of the Missouri, they are being rapidly taken up and. put to use. . We. met a farmer in Eastern Illinois, last winter who - took up his land at 81 25 per acre thirty-three years ago, and is now celling merely the timber from it to settlers on the adjacent prairies at 8100 per acre. This is but a sample of what is doing throughout the West. There are millions of acres of timber et to be bought for, 81 to 85 per acre which will sell for 8100 or over per acre within twenty-five years. ; Never before on earth was it so easy for the poor to get land a3 it is in this country to-day. Any young siDgle man : who will do faithful work for fair wages can save in a year enough to pay for at least eighty acres of Public Land; the Government charge for which is but 8100, while it may be bought with Agricultural laud warrants for 850 to 880. And he that is too poor or shiftless to earn this amount may settle upon any Government land subject to private entry and earn a deed by merly staying on it; paying 810 fees to acquire a title to -160 acres. Is not that cheap cuough ? Land is as cheap to day, all things considered, in New York or New England as in Minnesota or Arkansas. We know farmers near this city who bought their , lands at 8100 to 8150 per acre, spent as much more in putting them into condition, and are now clearing 850 to 8100 per annum from so much as they cultivate. The farmer who is rich in children and poor in everything else may wisely migrate to a region where Coi n and Meat are grown far cheaper than among our granite rocks ; but New Jersey, Pennsylvania, Virginia, the Carolinas, Texas, &c., abound in lands that a good farmer may buy for less than h is net profit on three years' s k i 1 If u 1, thorough cultivation. JX tl 1 C "I 1 North-Western, Minnesota stands ready to accommodate you. We judge her the ' best Wheat State in the Union, and scarcely behind any other for the pro duction of wool. For corn,- pork, Illinois and Iowa are hard to beat. The grape grows in every State, but is more at home in the South, where silk and tea will in 1 time supplant tobacco, and partition the Kingdom of Cotton. Buy where you will; but resolve at once to have "a piece nwhereon to stand," even though you are absorbed in traffic and for the present confined to a city. Set out vour trees if you can dp no more; let the land be deed ed to your wife or child, so as to be safe from the next commercial tornado ; give the use of it, if you can do no better, to some worthy person who needs it; but resolve not to let this year pass without securing a refuge in case of trouble, em ployment when fee or. wages fail, and a haven for age and infirmity by buying land for a home.
