Realty Organization in Richmond is Solution of Scarcity of Homes

A realty organization would be the solution for the problem of housing facilities in Richmond, a real estate agent said today in an interview. The housing problem all over the country is serious. Such a company, he said, could start with a capital that would sufficiently carry out the plans. There are enough people in Richmond interested in the movement to furnish capital for such a company. The dealer said his idea would be to start with a capital of $100,000 and build twentyfive or fifty houses. He said that he felt sure that at the present price of ' materials and labor the investment could be made to pay 5 or 6 per cent Material could be bought 'at wholesale prices through the local lumber dealers. A superintendent should be employed to manage the whole proposition, he said. Modern five- and' six-room houses are greatly in demand here. There are not half the houses in town for rent or sale that there were six months ago, realty men say. Successful in New Castle. The realty company scheme was tried in New Castle several years ago and was very successful, with the exception that the men concerned regreted that better houses had not

been erected. It is an important thing, the real estate man said, to build good houses. Houses are renting any place from $20 to $50, and renting readily. There are many people of means in Richmond who want to build, but have been hindered in their prospects because of carpenters' strikes, and have let the matter become dormant. Many people would build, real estate men say, but do not want to build themselves, preferring to deal through a firm described as a realty company. Richmond has its own lumber mills and there is plenty of available ground for building, with all the improvements that would make it even more desirable. Including streets, sidewalks, sewers, etc., in a desirable location. Another real estate broker said that for many years he has had in mind a suburban addition to Richmond. This would be particularly desirable for families who wanted to be out-of-town where they could have ground enough for a garden to supply their table.

Many Considerations. In planning to put a movement on foot in Richmond which will take care of the growing population, there are many things to be taken into consideration, he declared. One of the important elements which must be a part of the "Own a Home" campaign, is to inspire people with the desire to own their own home. This has partially been accomplished in Richmond. Many people are calling at real estate offices to buy property. Some tangible plan will be necessary to bring an "Own a Home" campaign in Richmond. This probably will be reached at the luncheon which is being arranged for Thursday. Mr. Herr of the department of labor from Washington, D. C, who will be the main speaker of the occasion, will dwell upon the issue that is being pushed all over the country and that is teaching people to want to own their own homes. Mr. Herr is being sent out on a lecture tour by the government and will go from Richmond to Indianapolis.
