NOTICE OF SALE OF FARM AT PUBLIC SALE. State of Indiana, County of Wayne, ss: In the Wayne Circuit Court, April Term, 1916. In Re Estate of Thomas J. Clevenger. Deceased. The undersigned, Samuel S. Clevenger, as Executor of the Last Will and Testament of Thomas J. Clevenger, decesed, late of Wayne County, Indiana, hereby gives notice that by virtue of the power by said will conferred (same will being duly entered for probate and record in office of Clerk of Wayne Circuit Court, February 9, 1916) and for purposes of reducing, said property to money with which to make distribution of assets of said estate, he will, commencing at the hour of 1:30 o'clock p. m., on Thursday, August 17th, 1916 upon the premises, come two miles southwest of Town of Centerville, Wayne County, Indiana, offer for sale at public sale all the following described real estate, to-wit:" "In Wayne County State of Indiana, and being the Southeast Quarter of Section Thirty-six (36), Township Sixteen (16) North. Range Thirteen (13) East, containing 159.71 acres." Said sale will be made subject to the approval of Wayne Circuit Court, for not less than two-thirds 6f the full appraised value thereof, and upon the following terms and conditions, viz: (1.) Sale is made subject to right cf present tenant to remain in possession to expiration of tenancy, February 2S, 1917, except that the purchaser may enter and sow wheat in fall of year 1916. (2.) Sale is made free and clear of all liens, same including taxes, 1916, payable 1917, (purchaser paying no taxes until 1918); and purchaser to receive abstract of title showing good merchantable title without further expense to him. (3.) At least one-third of purchase money cash in hand, and balance in two equal annual Installments, payable one and two years from day of sale, deferred payments evidenced by notes in usual bankable form, secured by first and purchase money mortgage on real estate conveyed.
Further, this farm will be offered and bids received at sale upon the cast half of farm, upon the west half of farm, and upon whole of farm, and such bid will be accepted as will realize to the estate the greater sum. This is a very fine producing farm, lays very well, upon good roads, with inexpensive Improvement, and will bear the closest investigation. SAMUEL S.
