ACT NOW-No Chance for You to Lose Registrations Accepted by Wlail.

wmr i i s nrv ra fiari hi i u Maura rnm DE7r icr eti3 z

1 Any married person who does not now own over 40 acres of land. 2 Any widow who does not now own over 40 acres of land. 3 Any orphan over 15 years of age who does not now own over 40 acres of land. If you are eligible according to the above classifications and if you are weary of the drudgery and toil of a small wage or salary with the cost of living soaring skyward or if from any cause you have failed to realize the freedom and independence you long for why don't you send in your registration for this Great Land Opening now? You have everything that makes life worth living, to gain you can't possibly lose. Listen: Down in the Missouri Ozarks, about 4 hours ride by rail southwest of St Louis (the fourth city in size and importance in the nited States) there's a tract of 76,000 acres of fine agricultural and fruit land. It's all high land about 1000 feet above sea level- and not an acre of swamp land in the entire tract. Right in the heart of the famous Missouri Ozark fruit belt. Finest kind of soil, too mainly a rich, sandy loam, varying from deep black to coffee color. The sub-soil is very deep and is a Red Clay Gravel, which is the very best. It is a soil remarkably adapted to the production of the very finest fruit, both in quality and color. Besides growing many kinds of fiuit in abundance, adjacent lands are now growing as high as 75 bushels of corn per acre and fine wheat, oats, alfalfa and all other staple crops. The climate is most healthful and invigorating tvphoid, malaria and ague are practically unknown, and there is an abundance of exceptionally fine water. Besides the numerous bubbling, crystal flowing springs on this tract, wells sunk to a depth of from 20 to 100 feet find an unfailing supply of pure water. Ponds and cisterns are easily made and an ample annual rain-fall of 48 inches keeps them filled.

Why development lK3as Been Pelayed

Whv then, vou ask. has a srarden snot of such wonderful promise

of such jrreat fertility and so close to the fourth largest city in the country been allowed to remain undeveloped for so long; A very natural question yet the reason is also a natural one Previous lack of railroad transportation. Here are the facts: This 76,000-acre tract is part of a large body of choice timbered, fruit and agricultural lands which was purchased several years ago and has been held ever sir ce waiting for railroad developments. Now, we have the railroad. Tl e Missouri Southern Railroad runs right through the center of this tratt. About 80 per cent of the 76,000 acres now offered lies from adjoinir e to within 1)4. miles of the railroad. The next step is to get the people, for you know that land, no matter how fertile it may be, even though it has a railroad, is not productive without people to cultivate it. No doubt you remember when a few years ago the Northern Pacific

gave away one 160-acre tract out of every 640 acres, as an inducement to fill up the country with people. They are now reaping their reward by hauling out the products and by the increase in price of the value of land they neld, to many times what it would have been worth without settlers. Railroads, on account of having a money-making after consideration in view, can easily do what private companies cannot even think of doing, because the private companies cannot afford to do it. So as stated, we NOW have the railroad and land, the next step is to get the people, therefore to accomplish our purpose, a portion of our extensive holdings is being included in this most remarkable and very unusual and liberal land opening, (the like of which, we feel quite positive, will never again be equaled in the HISTORY OF THE COUNTRY), the disposing or which, will very naturally increase the value of the remaining acreage that we are holding to many times what it would have been worth without this opening and the settlers.

The ftSew Town of Fruit City

Then acain there's our NEvV tewnsite of FRUIT CITY which we have recently "laid out", located or. the Missouri Southern Railroad adjoining our big 8, 000 acre orchard. There will be 5,000 residence and business lots in Fruit City, but NONE of the lots will be included in this opening. Fruit City has a great future. There is no doubt in our minds at all but that it will reach the 5,000 mark in less than twenty-four months after, the opening. You see we are not ONLY giving a tULL BLOCK upon which to erect the courthouse, but we intend to contribute $50,000.00 toward the building of it. Five-sixi hs of the people NOW in the county are living Uing the railroad this combined with our donations in the way of land am- actual cash should enab e us very easily to move the county seat to Fruit City when the time comes to vote as the county seat is

at present located at a little inland village eight miles from the railroad

with a population of about 300. Well, then, what does all this mean to Fruit City a town with excellent prospects of being a county seat town located on the railroad adjoining the biggest and the most highly developed and finest equipped orchard in the world to be inhabited and surrounded, within a very short time after the opening, with an overflow of splendid citizens and settlers from practically every state in the Union. It should mean a thriving, substantial and prosperous city of several thousand within a short tune after the opening and not LESS than ONE or TWO MILLION DOLLARS NET to our company from the sale of 5,000 lots. Not a LOT will be offered for SALE in this future metropolis until ON and AFTER the DAY of the OPENING.

These Circumstances Make Possible "YOUR" Opportunity

This 76.000 acre tract is to be civided into

5,000 farms ranging in size from 10 to 160 acres as follow-: :i,600 10-acre farms, 1,200 20-acre farms, 100 40-acre farms, 50 80-acre farms, and 50 KO-ave farms, making 5,0CJ farms in all. a total rf 76,000 acres. One tract out of every THREE will be a 20-acre trat t or over. Remtmbor this fine tract is located only about 4 hours ride by rail from St. Louis and that the Missouri Southern Railroad runs right through it. WoukV't you like to own one of these fine farms in ilna magnificent Ozark f ru t belt located withm a few hours' ride of one of the largest cities in the United States enjoy all the advantages and comforts of the large city

and yet be independent in the freedom of the country, surrounded by your own growing

crops, your ripening fruits, have an abundance of poultry and eggs in fact live the life of independence wouldn't you rather be so situated than always to be dependent upon others for a mere "job?" Well, you can if you are eligible for this great Land Opening. No Application for Registration will be accepted unless the applicant pays the small Registration Fee of $15.00 to help defray the expense of advertising, arranging for and conducting the Opening, turning over of the Land, transferring and delivering the Deeds, Abstracts and other legal papers. However, you

will not be required to pay us one penny more either before or after the opening as the $15.00 entitles you to one contract and includes all expenses in preparing and delivering the Deeds, Abstracts and other legal papers to each Registrant after the Opening. The $15.00 can be paid either all cash or at the rate of $3.00 down and $3.00 per month. You will note from the above that you are given an Abstract, as well as a clear Deed, to your Tract of Land. If these Abstracts and Deeds had to be secured by each of the 5,000 Registrants, singly and separately after the Opening, they could not hope to get them properly prepared and delivered by a reliable Abstractor for much less than $15.00 each.

5,000

Take particular note of the fact that there are 5,000 farms to be included h, this Land Opening. It does not follow, however, that it will be the first 5,00') Registrants ho will secure the 5,000 farms. This Open ng will be conducted in a manner somewhat unlike the method which has prevailed at Government land openings, the important difference however, being as follows: When the Government conducts a land opening, the name of each Registrant (regardleiis of the NUMBEF: of Registrations), is included in the open ng, consequently there aro always conside:-aoly more Registrants than there are farms t be distributed. Thousands who have Reg. stored are doomed to disappointment because there are not enough farms for all Registrants. We have taken particular paina to guard against any disappointment of that nature by

Farms OncBuded Dro Opening

making the following provision: The Opening

will include beside the 5,000 separate farms, a 3,000-acre Orchard, consisting of 2,500 acres of Apples, 300 acres of Peaches and 200 acres of Grapes, which is now being developed at an expense of about a quarter of a million dollars. It will be the largest and most highly developed and the finest equipped Orchardin the world. It is being equipped with a Canning Factory, a large Hotel, 5 large Barns, 40 Tenement Houses, one Winery, including all necessary Presses, Tuns, Cellars and Buildings, 2 Evaporating Houses, 2 Fruit Packing Sheds, 40 Fruit Spraying Outfits, 100 head of Mules and Harness, 50 Farm Wagons, 50 Turning Plows, 50 Cultivators, 50 Double Shovels, 50 No "A" Harrows, a number of Sprouting Hooks, Pruning Knives, Saws, Axes and a lot of other miscellaneous equipment sufficient to thorough

ly equip an Orchard of this magnitude. Now every jjerson whose application is accepted for this Land Opening will secure either a farm or 100 shares of Fully Paid and Non-Assessable Stock in the above described Orchard Stock which should and in all probability will soon earn dividends of from 10 to 40 per cent annually. The Orchard Stock, itself, should be worth many times the $15 Registration Fee. As a matter of fact, we propose to make this the most highly developed and the finest equipped Orchard in the world. It is to be a demonstration Orchard to show what the country is capable of in the way of producing fine apples, peaches and grapes and of course it will naturally pay big dividends and all Stockholders will share, pro-rata to the number of shares each holds, in the yearly profits of the Orchard.

Not Necessary To Be On The Ground On Opening Day

You can be on the ground the day of the opening in person or have some one to represent you if you choose, but it will not be at all necessary. It will not make a particle of difference one way or the other so far as the outcome is concerned, as every Registrant's interests, whether present or not, will be fully safe-guarded all have an equal opportunity. There will not be the slightest favoritism shown to any one. All applications that are accepted will be recorded and treated on an equal basis by us. No matter where you live you will immediately be notified as to just what tract or interest you have secured at the opening, but you NOW KNOW in advance that it will be either a 160, 80, 40, 20 or 10 acre farm or 100 shares of stock in the Big 3,000 Acre Orchard. No blanks no disappointments. WHATEVER you get will or soon should be worth many times the Registration Fee. Only ONE Registration will be accepted for EACH Contract we have. The Old Colony Trust and Savings Bank will Certify only ONE Full-Paid-Up Certificate for very contract included in the Opening and no more. This being the case, and Registrations now being received by the hundreds, it will behoove you to reach our Committee with your Registration before the Contracts are all gone. WHEN OPENING WILL BE HELD This Big Land Opening will be held at Fruit City and the date of same will be announced 30 days in advance, at which time Plots of the Land and Orchard will be mailed to each accepted Registrant. The Opening will occur as soon after the closing of the Registrations as arrangements therefor can be made. While we cannot state definitely at this time just exactly when the Opening will take place, we judge, from the way Registrations are now coming in, and as they are almost sure to come in, in still greater numbers as a result of this announcement, that the day is not far distant. However, as stated, advance announcement of the Opening will be made at least 30 days prior to same. Make your Remittance direct to The Railroads Unimproved Land Association, in Care of Registration Committee or if you like"you may remit to the Ola Colony Trust and Savings Bank, Chicago, using the Registration Coupon below for that purpose. All remittances will be duly acknowledged and Receipts covering same promptly mailed. The said receipt will show that the Registrant, immediately upon the payment of his Registration Fee of $15.00 in full, will receive a Full-Paid-Up Certificate, certified by the Old Colony Trust and Savings Bank, entitling him at the Opening, to a Warranty Deed and Abstract to either a 10, 20, 40, 80 or 160acre tract of land out of the 76, 000 acres, or for the proper transfer of 100 shares of Fully Paid and Non-Assessable Orchard Stock in the big 8,000 Acre Orchard. You Can Register By Mail Now and Get Your Money Back Any Time Within 30 Days, If After Fuller Investigation, You Wish to Withdraw. We strongly advise prompt action or else you are liable to be too late. You want to make sure that your Application

reaches ns in time for it to be accepted, as only me Registration will be accepted for each contract we have and no more. There is only one way for you to make sure that it will reach us in time, and thtt is by sending in your remittance (either the entire $15 or the first installment of $3) at once. Then you can take your time to investigate. We will send you you full descriptive literature explaining our proposition in Detail. You can, if vou like, visit the land in person and look the ground over. We invite the fullest investigation, believing that the closer you look into this Big Opening, the more powerfully it will appeal to you. However, if after a thorough investigation, you desire to forfeit your number and do not care to put the small sum of $15 the Registration Fee into the enterprise, all you will need to do is to notify as to that effect any time within 30 days after you have sent in remittance arid we will promptly refund every penny of the money sent ns. It can be very safely predicted, comparing this Land. Opening with those of the pkst, that there will be far more applications than there will t contracts for. When all ha to been spoken for there will be no more available. Consequently, we shall be forced to reject ail exceee applications and return the applicant's money. Therefore, we would advise that you send in your application now, if you are eligible, and make sure that "you will not be disappointed. For remember if your application is accepted you will not be disappointed,, You aim ply can't lose. Respectfully, The Railroads Unimproved Land Association. CHICAGO. ILLINOIS

You Get Either A Farm or 100 Shares of Orchard Stock

Ther. is no way of telling in advance, whether you will get a 10. 20, 40, 80 or 160-acre Farm or 100 shares of Orchard Stock. That will be determined at the Opening. But remember yon are sure to get one or the other a Tract of Land or 100 Shares of Stock. However, each Unit included in this Opening will be of cs neatly equal value as humanly possible. Also remember that the Regis I ration Fee of $15 is all you have to pay us now or at any other time. You will bs riven a Warranty Deed and Abstract for the land, which mean.) that you will be the sole and undisputed possessor of

that particular tract of land. The Deed and Abstract of this 76,000 acres are held in Trust by the Old Colony Trust and Savings Bank of Chicago, Illinois, and besides Certifying every Fnll-Paid-Up Certificate for Deed that goes out to each Registrant, they agree to turn over on the Day of the Land Opening the Deed and Abstracts to the 76,000 acres free of all encumbrances of whatsoever nature. Moreover, while we are naturally very anxious to have everyone who secures a farm move on to it and put it under cultivation you are under no obligations to do so. You don't have to live on it, improve it or do anything with it unless you want to.

You can have it for a home or sell it outright at once or hold it and sell it for more money later on when its value increases. If you get 100 shares of Orchard Stock there will be no further assessments. The Stock is fully Paid and Non-Assessable. You will simply have the nominal sum of $15 invested in one of the most promising Fruit and Orchard Enterprises this country has ever seen. In that case our best advice to you will be, " hold on to your stock," for we confidently predict that it will soon be worth many times $15 and should net you a neat income every rear.
