In discussing the prospects for the south side, Mr. Peltz said that all this community needed was a factory or two, and it would build up rapidly. He looks for good sales and a number of new properties to he erected in the Beallvlew addition this year, and especially so if the South Side Improvement Association secures one or two factories, which it is now dickering for. This firm was associated in the sale of lots in the Beallvlew addition this year, which was very successful. There has been a good sale of building lots during the year. The prices have been reasonable, ranging from $3(X to $X each.

Real Estate Dealers Have to Say About Local
RICHMOND IS. LIVELIEST OF LIVE CITIES. "From a real estate dealers' standpoint, Richmond can be classed as the liveliest of , the . live cities. In : substantiation of this claim, my business for the past quarter has been double that .of any corresponding quarter of the year 1908.' . stated , George ; B. Moore, yesterday afternoon. Real estate deals are nearly all in city property. Very few deals, comparatively 'speaking, have been made for farm property, according to Mr. Moore. This is due to the fact that farmers are so well satisfied with their present conditions that They are refusing to name prices for their prooerty. .' However, in city property, the business is very good. People are either purchasing property or building because of their inability to rent suitable places at reasonable rates. This kind of houses are all taken. Mr. Moore stated that the buying public was in a number of instances, purchasing on the Installment plan. Mr. Moore says that the majority of his deals this season have been for properties averaging from $1,2)0 to $1,500 cash. His largest deal was for a property sold for $4,700. His experience has been that there are a large number of persons from other cities and towns moving to this sity and unable to find houses to rent, have purchased instead. Conditions are such that prospects for the remainder of the year are very good. Mr. Moore believes that property for rental purposes will become as scarce this fall as it was this spring. DEMAND 18 GREAT FOR BUSINESS ROOMS. The demand for , business rooms by outside firms is very great, according to J. B. Beckwith. senior member of the firm of Beckwith & Chessman. This firm haa on file several letters from outside parties, including a' druggist, restaurant keeper and others who live in other cities, seeking a location in Richmond, but who are prevented from coming here by reason of the scarcity of suitable rooms.
Even the additional business rooms which will be opened in the fall, after their completion, will not supply the demand. Outsiders are desirous of obtaining business rooms in the central part of the city, the demand for rooms on North E street and vicinity not being so good. Mr. Beckwith believes that, as a matter of investment one can not do better than by spending the money In the erection of either business or residence property. It bears a greater per cent on the investment, and in this city Is always good, practically as good as government bonds. Less taxes are paid on the amount actually Invested than in any other business, as a property is usually appraised at two-thirds its actual value. The best interest usually paid on first mortgages is 6 per cent. The demand for houses renting from $5 to $15 is large, and at times during the spring, Mr. Beckwith claims he could have rented one house fifty times if he had had the one house. He has but one house at the present time, and this is not in the best repair, preventing its immediate rental. He believes that the business will remain good. Mr. Beckwith states that there has been a slight increase in property value over that of last year. In all his years of experience in the business, he has never seen prospects better than at the present time. He was rather complimentary to the city when he declared that the city was a live wire, but could not be boomed. BETTER TO OWN YOUR THAN PAY RENT. HOME An advocate of the installment plan of purchasing homes Is S. K. Morgan, who obtained quite an amount of advertising in making an unsuccessful race for the Republican nomination for mayor. In an interview yesterday Mr. Morgan demonstrated how this plan was better than continually paying rent without receiving anything in the ed. Mr. Morgan claims that the cheapest lot which it is-practical to buy is one costing .$150, which, when improved by the construction of streets, alleys, sewers and the like, will make the total value about $2To.", Persons when they are renting and buy a lot and continue to rent, are not following a wise course, according to him. Instead, they should start at once to build a residence even though they have to borrow the money and pay for it so much a month. The loan which can be made depends on the size of the house to be erected. It usually runs two-thirds of the actual value of the property to be erected. Even at the high price of farm lands, Mr. Morgan says that they are profitable, as is evidenced by the inquiries for suitable places. The prices are advancing steadily on many of the betterfarms, but with the big prices re ceived by the farmer for his products, a good profit is shown for the year. Mr. Morgan looks for business to continue as good during the rest of the year as during the past quarter. Just at the present time, business is rather dull. . INSTALLMENT PLAN IS NOW POPULAR WAY TO BUY. The popularity of purchasing prop erties on the Installment plan Is appealing to the poorer residents of the citv. according to J. S. FitzglDDons, who but recently changed his location from the Wakefield building to 14 South Eighth street, having purchased the interests of Mr. Cook. The poorer class of citizens are adopting this plan instead of renting because they state they can not afford to pay the rent demanded for good properties. A large number of sales of property on this plan is reported by. Mr. Fitzgibbons. " He claims that there are a number of properties being erected at present for speculative purposes. They are, as a rule of the cheaper variety and suitable for homes of the working class. They are modern in most respects, including electric lights, a small porch in front and sewer accommodations. Mr. Fitzgibbons. like others in this business, has had frequent calls to

Flats and a few large houses are about the only available places Just' at the present time, according to his knowledge. Mr. Fitzgibbons says that there are ten applicants for every one property torrent. In regard to farm lands, Mr. Fitzgibbona says that there are very few good farms for sale, while there are several of a cheaper variety. These, while they may be built up into good properties, would draw rather heavily on the pocket book to bring them to such a point. HOUSES ARE BEING BUILT OUTSKIRTS. , ON In discussing the sale of lots this spring, O. G. Porterfield. who has his office in the Kelley-Hutchinson building. Eighth and Main streets, stated that the business had been abnormal this spring, taking the business of corresponding seasons of the past as an average. This condition exists because people can not be suited by renting properties, and are planing to build instead. Owing to buHding lots within a few square of the business ( district being very scarce, people are' going farther out along the outskirts of the city. For this reason the opening of special additions has been very successful this year. He understands that another addition, near Graves' switch, west of the city, will be opened this year, and after this he believes that such sales will be discontinued for the year. It is a very hard matter to find houses for rent and Mr. Porterfield believes that any house renting from $8 fo $15 a month can- be rented readily if It is in good repair for the rent charged. Even the higher priced houses are easily rented when in good condition. Owing to the cheapness of building material this year, as compared with the prices of this material in the past year or sow, he believes that there will be a large amount of building going on this fall. In most instances, the properties will be of frame construction. The majority of the properties which he expects to be erected will be of moderate price and equipped with all modern conveniences. There will be a few properties built for speculative purposes. He believes that there is a good opening for some one with money to invest it by the construction of residences either to rent or to sell. FARMERS REFUSING TO SET A PRICE ON FARMS. - Owing to the fact that Wayne county roads are in the best condition, all mar kets are available and the educational advantages of the country are the best, J. E. Moore, who has his office on North Seventh street, states there is a large demand for Wayne county farms by persons living at a distance. Wayne county lands seem to be sought as much as that of the south, and without the advertisement in the metropolitan papers, at that. Mr. Moore makes a specialty in farm lands. During the year he has sold a number of farms to outsiders. As a whole his business has been much better this year ,than last, although land owners are holding onto their property tenaciously. The majority of them seem to realize they have a good thing. Farmers are refusing to set a price on their lands, declaring that they are satisfied. Judging from the sales made this year, the tendency Is to purchase small tracts of from to 80 acres at a price of $90 to $100 per acre. There is considerable quantity of cheaper land and also an equally large amount of land ranging in prices as high as $125 and $16ft an acre. Communities are the key to the situation. Where the farm is located conveniently in respect to the markets, is near goodschools, soil conditions good and roads always in good shaps. there will be found the higher priced farms. While the land in Illinois, Iowa and other fertile states is as good and probably a little better than that of Wayne county yet the other advantages furnished here are attracting western farmers. In speaking of properties in this city, Mr. Moore declared that the hardest place to rent a property Is in the industrial districts. This is not due to the demand being small... but the exact reverse, there being no properties to rent in euch localities. "Are yon In pain, my little man? asked the kind old gentleman. To show what he thinks of this company, he prints our letters verbatim. "Just now, in response to inquiries about how we do things, he is going to get up a special edition of his magazine, all about us. and send it to all his subscribers, which are all over the world. We are taking photographs of all our departments. It will appear soon, and Richmond will get a great deal of advertising in consequence. Is Local Show Room. "We stand in the relation of a show room for Richmond goods. Why look ire that department there." (he pointed to a long floor space which was filled with Implements and vehicles) "every thing in it is the product of Richmond manufacturers." "We have gone into this business so extensively that were we to go out of business it would affect hundreds and hundreds of people. You see that piece of machinery over there? We buy about half their entire output. The same is true of other things, more or less. "For instance, we sell more wire fence than any other concern in the world. We buy it by the car load. We sell about 150 car loads a year. Our nearest competitor in that business is a firm down near Louisville, which sells forty-five car loads a year, any they think they have done a gigantic business. We have over 75 men selling nothing else but wire fence, and we buy the entire output each year of one whole factory. Use Good System. "How do we handle all this business? "System and It's our own system, too. "The other day a young fellow who represents the . largest and beet of these system companies, who are business experts, came to see us. He laid out his prospectus. We went over It very carefully, and as everything he mentioned came up, we compared it with the business here. Finally the man with the system gave up in de spair. " 'I guess you have everything that we can offer you.'" "If it were not for our system we would get in a hopeless muddle. But when you come to think of it. it almost makes you dizzy. These floors and departments, if they were stretch ed out, end to end. would reach past Main street, and they are all crowded with every conceivable thing In hardware. Look at those bins there; hun dreds of them. Well there are two or three different parts for plumbers supplies in each of them. "Here is the place where the things come into the building.
