"LAND SPECULATION IN CHICAGO. Correspondence of The N. Y. Tribune. Chicago, Thursday, April 8, 1858. There are few places in ilie world where great fora wprp. so suddenly made as in ChiehajM. A few
years ago this city took a new start, and for a period of about three years, its population increased at the rate of 15,000 or 20,000 a year. This great and sudden increase of population was owing to the fact that Chicago was made an important railroad center, that half a dozen great railroads were completed terminating here, that times were exceedingly prosperous,' and emigration which always runs wild in prosperous times, was ery large, and not a little was owing to a judicious and gigantic system of puffing. Everybody purchased lots nere on speculation, and those who bought five or vears ago could not buy amiss. Buy where and 8't whatever price they would, they made money. The same property was sold and resold repeatedly, d abvavs a surprising advance. Hundreds engag8 j ;n real-estate speculation as a permanent business, e j Chicago has now more land-jobbers than any city fn the United States. Everybody here and elsewhere was induced to buy a lot on speculation. If a stranger came here he was told of the great fortunes madeV people in spite of themselves, by the simple process of buying a few feet of dirty swamp. He was told that nobody ever lost anything by buying lots here. AH classes of persons, men and women, mel';o lawyers, doctors, merchants and preachers, were induced to " pitch in." In every part of the" United States will be found persons who own real estate here. The speculators have blocked out a city large enough to accommodate London, and sold lots at prices which they would scarcely be worth if the whole was built up with solid brick, instead of being vacant prairie of swamp, where cows do pasture. They published glowing accounts of the growth of Chicago, its rapid increase of population, and the astonishing number of new houses. These accounts at first were true, or nearly true. But speculators continued to publish them long after they ceased to be true; they manufactured false statistics, and put forth a census which was taken only in the office of editors interested in additions to Chicago. Now, the truth is that the population is not mcreasin at the rate of 15,000 or 20,000 a year, or anything like it, nor has it done so lor two or three years. It is matter of doubt whether the population is as great now as it was two years ago; and it is the opinion of many candid persons tiiat during tne last year this city has lost many thousand inhabitants. They were driven away by high rents, the high price of fuel and living, want-, nf pnvnlovment, and disappointment and failure. A census was taken here last Summer and suppressed as inaccurate. A he truth was, it aid not sustain the statistics of speculators. Notwithstanding the efforts made by the land-job bers, real estate was very dull here last bummer and I"alL A few sales made on long credits, or by the ex change of property, ihe auctioneers made desperate efforts to sell "valuable lots," and that eminent gentleman, Feter Funk, is said to have been employed occasionally. During the Winter the real-estate operations almost ceased, and so far this Spring they are very dull. The truth is, real estate speculation has been "run into the ground" in Chicago, and many persons hold lots at prices which they will not soon realize again. It will take many years to recuperate from the effects of this excessive speculation. In my judgment, real estate has by no means reached ilie limit of depression The holders have been consoling themselves with the hope that these hard times would soon be over ; their payments are not yet due; they will not sell till they are compelled to sell, which they will not be for a year or two. If any of our readers who have cooks who tempt their appetites a little too far, I will tell a secret that will lead them to the enjoyment of their dinners without a visit from the gouty old gentleman, Dyspep sia.
