Here s 3 ‘Cute’ and Practical Home| ro Are Pushing Construction
Written Guarantee
By ROBERT F. LOFTUS
United Press Stal Correspondent WASHINGTON; Mar. 1 The big wheels of the building industry have come up with a new idea bolster public confidence |n business a guarahtee shoddy workmanship or
to their against
materials. on every home they erect The plan got a big reception
when it was broached at the an nual convention of the SNational Association of Home Builders in Chicago last - January. If -approved by the assochation s hoard of- directors when it meets next May. it will.become official policy for the 25,000 NAHB members who operate in practically every community in the United States. In essence, the plan provides that every buyer of a new home will receive a written warranty guaranteeing that the builder will make good on any defects that how up within a year for which he could normally be deemed reponsible Sagging floors, defective wiring or a fireplace that won't draw would come under the guarantee But the builder could not be held responsible for storm damage natural wear and tear, or defects resulting from. characteristics common to the material used. Foundation or basemeént walls for example, expand with summer heat and contract with winter cold, oftefl causing cracks to appear in the congrete. But that js a characteristic of concrete and doeg not affect the strength of the walls or foundations, Builders renerally cover the outside of the foundation, underground, with a waterproof coating to help keep the basement dry.
House Buver Manual Along with the warsanty, the NAHB plan would give each new home buver a mamial, similar to the one you get with a new car For one thing, the. builders insist that a house, like a new car, requires careful breaking in, There are more than 3000 componént parts in the average home practically all of which require some care if they are maximum service and wear. One of the first instructions is to avoid overheating a new home. Shrinkage of interior floors and iwoodwork. can be kept down to a minimum by keeping the heat at 70 degrees. That will permit a {relatively yniform drying out and shrinkage of wood in the house. The instruction manual tenta{tively drafted by the NAHB also suggests that new home buyers use a little patience with tightfitting interior doors during the first year. Instead of reaching for a carpenter's plane to trim down the edges, wait for warmer weatfer when the door will have dried down to its normal size. ‘Outside doors are a tougher problem because they are subJected to heat on the inner side and cold on the outside. They have a tendency to twist or pull toward the heat, with the lock holding. But the NAHB advises patience with them, too. Another standard instruction

to the new "home owner is to keep duplicate keys for the bathroom doors and keen them handy. Small children often lock themselves in. Condensation. Problem Probably the greatest worry to a new householder is condensation. His first alarmed thought usually is: that moisture is seep~ ing through the cellar walls basement leaks, the pipes leak, or water is coming through the windows, 7 Actually, condensation the result warm, moist coming into contact with a surface such as windows, walls or exposed pipe. If window condensation is excessive storm windows will help. Even a perfectly dry cellar can have wet walls and floors as a result of condensation of moisture in the air. Proper ventilation can cut that down to a minimum during Summer “months. Windows should be closed during damp, muggy days and opened in clear dry weather. Condensation is at its worst in new homes. It diminishes as the house ages and undergoes a neormal dryving-out process. But the NAHE warns that trying to speed up this process by creating extremely high temperatures during winter will do more harm. than good because it will.tend to create an uneven drying which will exaggerate the effects of normal shrinkage, More than 70,000 home fires occur each year because someone abused or misused electrical equipment The NAHB manual cautions against letting amateur handymen alter the wiring in vour home or using 20 or 30 ampere fuses where 15 ampere fuses are called for. If you're going on-vac#tion or leaving home for even a few days, pull the main switch to cut off all power. . ~
