OPEN LETTER TO NORTH INDIANAPOLIS HOME OWNERS

Competition is the life of business—but only so long as that competition is based upon sincerity:

The following paragraph is taken from a news item published last week which commented upon an article by Mr, F. C. Sims, appearing - in the current issue of the National Real Estate and Builders Journal:

“Mr. Sims flayed the growing practice of many brokers to over-estimate market value of property, knowingly, in order to + obtain house listings. This he called ‘deceiving the owners.'” _

Many times in the last year we have failed to secure a home to sell jecause wa have chosen to tell the owner our honest opinion as to its sale value—only to find later that some other company got the listing by “outbidding” us in the estimated sales price. In many of these cases the property listed either did not sell at all, or finally sold close to the price we had stated in the first place. One example of this type of listing is a property which was recently offered for sale in Forest Hills for $27,500 and sold for $20,000.

This practice is not only unfair to both owners and buyers, but is most injurious to the sale of your property. .If you call us to discuss the sale of your home we will not mislead you by suggesting a price far above the current market value in order *to influence you to list with us, nor will we advertise your property at an inflated “asking price.”

"If you wish, we will furnish you with the names of many, many clients whose homes we have sold at the price originally designated.

It is our earnest endeavor to secure for our owners the best price possible on the current: market—not to jeopardize a sale by quoting an impossible figure.
