A board of housing experts is on the alert here to guide prospective home owners in sound planning and financing. ; They're the men of the federal housing administration who “dissect” the specifications when a builder—individual or contractor—wants to finance the property under an insure home mortgage. In this “laboratory” at headquarters in the Guaranty building

Check on Judgment The Mortgage Credit unit is a “safety valve” on the public's enthusiasm. Claude B. Brooks, chief, and his staff guard the individual against going too deeply in debt. Years of experience in sound financing are brought into play to determine if the borrower can meet his payments and still maintain a stable household. With the opinions of the other departments before. him, Don H. Anderson, chief underwriter, then compiles the recommendation which goes to R. Earl Peters, state director, for final action. Refinancing Aid It's Mr. Anderson's job to suggest the amount to be financed and the number of years the government will indorse the home financing loan through a private institution. The service isn't confined to new construction. Loans also are indorsed for re-financing or purchase of existing property. And the FHA's “laboratory” guides the borrower here, too. Veterans seeking to build under the priorities system have the services of these advisers also. For the veteran they determine whether the proposed sale price, or rental, bears reasonable relationship with the construction costs.

I. U. CENTER TO GIVE ‘COURSE IN HOUSING

Principles of urban real estate will be taught at the Indiana university extension center here next week. The course, added to the second semester calendar, will be directed by Dean Arthur M. Weimer of the school of buisness. The study will deal with postwar policies of private enterprises and government agencies operating in the housing field. Location factors also will be considered with special reference to the economic background of cities, city growth and structure, neighborhoods and districts, real estate market analy sis and principal sub-divisions of the real estate field.

MOST BUILDING IS IN TOP PRIGE RANGE

Construction of veterans’ homes for the top sales price bracket was national in scope during January, according to figures just released by the federal housing administration in Washington. Fifty-six per: cent of the applications for priorities under the veterans priorities system received in all the field offices of the FHA have been for sales of $7500 to $10,000. Rental was for $60 and above. Raymond M. Foley, national FHA commissioner, has urged FHA field offices to hold the accommodations for sale or rental to’ veterans below the $10,000 sales and $80’ rental maximum,

TRAFFIC DEATHS IN RISE AFTER V-J DAY

Col. Austin R. Killian, superintendent of the Indiana state police, said today that 394 persons of 860 who lost their lives on highways last year were killed in accidents in the four and a half months following the end of the war. He added that more than eight out of 10 fatalities were due to “negligent, irresponsible driving.”

A federal subsidy payment to war veterans for purchase or rent of homes has heen indorsed by the Indianapolis Real Estate Board in line with a program of the National Association of Real Estate boards. Supporting the national plan, E.

|W. Springer, president of the local

board, had this to say: “Our veterans are returiiing to an advanced prive level . . . building costs have risen from 30 to 60 per cent and it is foolish to try to produce homes under that level by granting subsidies to producers or builders.” The national association suggested a subsidy of $500 to $1000 for any veteran who can show he needs it to acquire ‘decent living conditions.” The group wants a six-months “holiday” on buildings restrictions starting May 1. Profit would be limited to 10 to 12 per cent to prevent profiteering, under the association’s plan.

Low Cost Hous Housing Seen The Marion County Residential Builders says homes for veterans in the lower price bracket are in the offing and that building permits have been issued for many of these houses.
