An increased interest on the part of the average citizen in buying residential property was indicated by the number of home purchase loans made by savings, building and loan associations in September. The $58,060,000 which the thrift and home financing institutions loaned to help people buy houses was a few thousand dollars more than the loan volume for this purpose in September, 1941, and has been surpassed in lending figures only by October of last year. War housing, representing newly constructed permanent units in war industry areas, used $12,500,060 savings and loan funds in September as it had in August. It brought the total of war housing financed by these associations for the third quarter of the year to $42,726,000.

Martha Washington was once terribly upset for fear that new wallpaper she had ordered would not arrive before her distinguished visitor, Gen. Lafayette, put in his appearance. The general arrived first, as the story goes. Seeing her great agi= tation when. the paper finally did arrive, Gen. Lafayette offered to help Gen. Washington put it up. So, the two generals turned paper hangers. Yes, early American$, usually importing their papers from Europe, took great interest in their selections. They were proud of them too. Wallpapers, like furniture and clothing, take -trends. Following the first world war in the roaring '20’s, ‘bizarre wallpaper fashions with blaring color schemes became the fad. The style reputedly reflected the feeling of rejoicing after the armistice. Then came a period of reaction. Walls in neutral colors became the vogue and homes were more or less clothed in the same uniform.

New Phase in ‘Vogue

Now another phase is being entered. Although still conservative, there is a‘' definite trend toward greater individuality in selection. People are becoming more daring in selecting color and design. They want rooms to reflect their personalities. With Americans ' becoming increasingly more stay-at-home minded because of the war and gasoline rationing, the four walls of each room will take on new importance. Although the war has had some effect on the number of patterns offered by wallpaper mantufacturers, those issued are reported to be among the best.

“Definite preferences in wallpaper styles now center around the vertical stripe theme,” dealers say. Although many buyers believe that stripes are modern, they were used in the Louis XV period and also may be found in authentic reproductions of the American colonial period. The “Josephine” Popular

If a person is insthe market for wallpaper, he should ask to see books of. authentic reproductions. For example, the “Josephine” floral design is a copy of an original found in an old French collection and ‘perfectly suited for dining rooms; which now tend to be gay, colorful and usually figured.

The pattern is of a type much used about 1820-1830. The flowers are superbly drawn and in combination with the shadowy fernlike print in the background form a delightful composition. Reproductions may be bought in their original colors or colors popular today. For living rooms soft grays, blue greens and powder blues now are the most common choices in stripes, plain and semi-plain patterns. In bedrooms, done in crisp new floral and sylvan themes, colors most popular are blue, pink and peach, green and yellow. Selection of pattern and color should be made with five items in mind—furnishings, exposure of room, kind of woodwork, kind. of floor covering and window treatment. Exposure Often Slighted Although all are important, ex-

produce yellow lights so grays, whites, blues and blue greens are in order, Along with the change from gaudy spray patterns to neutral papers and now to individual taste, rooms are being considered in conjunction with each other. Paper is more frequently being styled from one room to another. With this purpose in mind, wallpaper designers have produced the companion papers. At first companion papers were similar in background. Now colors are picked up and worked out in different themes in each room, giving an impression of unity.

Wide Borders Coming Back

In the past when homes were built with high-ceilinged rooms, wide borders were used with plain papers. Wide borders again are on the way “in,” but what the reaction - to their use in rooms with low ceilings will be is not yet known. The ceilings themselves are for the most part plain, with white and off-white first choices. Another mode rapidly “catching on” is that of papering two walls of a room with a figured or plaid pattern and the other two walls in plain paper. One decorator in Indianapolis reports that most persons papering today plan to do at least one room in this fashion. Wallpaper used in period rooms should be consistent with the furniture. For example, William and Mary furniture may be matched with chintz paper and Chippendale with Chinoiseries, western caricatures of Chinese designs. So, for the latest unit type furniture, vertical striped paper is considered especially good treatment.

Times Special WASHINGTON, Dec. 5.—Despite the lessened demand for construction loans caused by the stoppage of non-war housing, the volume of home mortgages recorded in October throughout the country was slightly higher than in August and September, : The report was made today by the federal home loan bank administration, a unit of the national housing agency. “During October non-farm mortgages of $20,000 or less recorded by all mortgages are estimated at $357,000,000, a 3 per cent rise over September but a drop of 20 per cent from October of 1941,” the report said. 14% Decline for Year

Only 172,827 urban dwelling units were built by private funds in the first 10 months of 1942, in comparison with 328,030 during the same period in 1941. These figures are based on building permit data from the U. S. department of labor.
