Architect, Builders Are Told

SO YOU'RE GOING to build your own home! Well it's not very simple and there are complications but it usually happens only once in a lifetime so it's one of the greatest adventures If you're the average person you've talked it over with friends and the family and have received quite a mixture of advice, some good, some bad, and a lot of it contradictory If vou were ill vou wouldn't be your own doctor. Nor would you to defend vourself in court. This rule applies to building a The first step is to consult a reputable architect ding homes and getting the most of your building dollar is his Let him use his skill for you.

attempt house Buil business. . NOW, IF you have not already done so, you must choose the site for this home vou have planned for so long. Discuss the matter with vour realtor. tell him what kind of a house you want, what your family needs are, and what vou can afford to pay Be sure to consider the proximity of schools, church, shopping center and vour office. Remember vou probably will live the rest of your life in the home vou build. And don't forget to consider the future of the area. Obviously to build in a neighborhood that will become industrial or commercial is foolish Your realtor can tell you whether water, gas and electricity are available. The depth of the sewer, if there is one, may be obtained from the city engineer's office. This is important for you may plan to put the laundry in the basement and if the sewer is not low enough vou will be forced to spend additional money to rebuild it on the first floor Be certain vour architect inspects vour final choice of lots. Then he can consider the slope, drainage, view, trees and orientation. As soon as the lot is chosen the architect can proceed with his sketches.

FINANCING is the bug-a-boo to a great many but is more easily hurdied than most persons believe. Your banker can be of invaluable help. Let him advise you. FHA insured loans are not difficult to acquire nor are loans from reputable loan institutions or insurance companies. As the plans for your house evolve, you will find that it may not be possible to get everything you wish in the available space. Many times it becomes a matter of give and take—you must decide which things are of greater importance. Study vour blueprints and live in the house mentally while it is being planned. Perhaps vou will have to sacrifice a rear stairway so that vou may have a breakfast rook. In such cases when one or another desire must give way, talk to your architect. He can point out the advantages and disadvantages from past experience.

ALL, BUILDING may be divided into three major financial administration, mechanical equipment and construction, design. 1. Financial administration: In the matter of construction bids, the architect is free from entangling alliances and can give important advice as to the ability and other qualifications of builders. He also can check contract forms for fairness. 2. Mechanica! equipment: The mechanical portions of your house must be given careful thought The heating plant must be of the proper size for satisfactory work and plumbing fixtures are an integral part of a home to serve you and your family for a lifetime. 3. Design: Design is the quality of your house which will set it out as individual and mold its character. Good design is that “something” which lifts the house out of the ordinary, makes it a pleasure to live in and definitely adds to itt value. Afiother thing which must be taken into account are extras: This is particularly applicable to weatherstripping. electric fixtures, screens, driveway, finished grading, planting, wallpaper and shrubbery To avoid misunderstanding, the owner should know just what is included in his contract. Building your own home may prove to be less expensive than you thought and not as difficult as you first believed Consider it seriously, lay your plans carefully, help and you will reach a successful conclusion.
