Speed—Production ricated houses may begin the day the contract is let. Conventional houses cannot be started until the site has been selected, purchased, | graded, platted and otherwise prepared { 2. Labor—Since the bulk of prefabricated house work done in an established shop employing unskilled mechanics, skilled labor mav be released for other defense projects. 3. Demountability—Several types of prefabricated houses are such that they may be demounted almost as easily as they are assembled, with only the foundations, utility lines and nails unsalvageable 4. Quality—Houses of most established prefabricators already have been approved for maximum mortgage insurance by FHA. 5. Cost—Prefabricated four-room houses have not been undersold to any extent by conventionally built units of comparable specifications and, once mass production for defense gets under way, the unit cost of prefabrication should drop materially.

Many home owners who put their homes on the market, fail to get fair offers for them because their houses do not stimulate the prospective purchaser. Effective selling appeal can be properly applied says Frederic H. Rahr, noted house colorist. “The exterior should receive first consideration,” he says, “as it is the part first seen. Gay colors on roof, trim and shutters will give a house greater individuality—make it more desirable. | “Two of the most effective selling | colors are Chinese red, for the front door, and blue-green—a popular asphalt shingle color—for the) roof. We have found these two colors to be most liked by inost | people.”

The influx of defense worke: pected in the next six months year means that Indianapolis will have to provide some 3000 new homes alone to meet the demand. Local realty organizations have urged that quick and inexpensive housing facilities (compared to new homes) can be created bv remodernization of existing dwellings. The Railroadmen’s demonstration intends to show that defense housing needs can be eased and so-called “blighted” areas can be improved at the same time,

Modernization of some large old one-family units sometimes increases the family unit capacity four-fold. Then, with moderate rentals on each, the net return to the owner increases sharply. As the Capitol Ave. house is rebuilt there will be other open house days so that those interested in modernization problems may watch the progress.
