Most people, when ordering shrubs and trees, make the mistake of try-

that it will harmonize at once with the lines of the house, and then are surprised in four or five years to find that the live trimming nas com

few varieties that will stick within reasonable boundaries. Small and medium-sized trees are preferable to large ones, for the smaller tree is younger, growing. The size and type of house also is important in planning the living frame. It is obvious that a profuse arrangement of shaggy, rough shrubbery and hardy trees is out of place when it is found in the midst of formal lawns and clipped boxwonds. When planning landscaping, home builders should make a rough sketch of the permanent effect desired. Then, in conferring with the landccaper. the necessary

A question most by buvers of homes portant one--“"What interests and how them?” Before purchasing a property which has been found acceptable from a standpoint of residential possibilities and investment value, the owner should be asked about his property title. If the transaction should be a complicated one, the services of an attorney be secured.
It may be that the owner holds it! That means he owns|

"he buyer then should inquire if the lease is renewable at the option of the lessee, and, if it is not, how much longer the lease has to run. All of these different kinds of tenure have a bearing on clarity of Some mean much to a buyer, some little, as for instance, if the owner holds a lease for 99 vears and it is renewable. This is for all practical purposes outright ownership. The buver need have no further concern,

T0 AID HOUSING
FHA Amendment Favored To Stimulate Building Of Defense Homes.
A new field of private activity in defense housing would be opened under the proposed new Title VI which would be added to the National Housing Act (FHA) by a bill now before Congress.
According to Philip W. Kniskern,
Philadelphia, president of the Na- | Estate |
Real legislation FHA in-
tional Association of Boards, the proposed would set up a fund for surance of mortgages for defense | housing which would be separate from the insurance funds that back up ordinary FHA home mortgages.
The measure would authorize {mortgage insurance of loans to builders up to 90 per cent of the
appraised value where the principal obligation ranges from $4000 on a single family dwelling to $10500 on a four-family apartment building.
Only Owner Eligible Now
Insurance of this kind is now available only when the dwelling is to be owner-occupied. The builder under the new law could offer the structure either for rent or for sale. This special insurance is limited and would expire of July 1, 1942. So far as defense housing can be supplied through private effort rather than through direct Government building, it can be created with closer relationship to the normal urban development pattern and

hence with less adverse effect on other existing housing; it will have greater salvage value, and it can employ normal construction machinery, Mr. Kniskern believes, Want Title T Continued The Association is urging that Title I insurance on loans for construction of small homes be con-
tinued for another year. If the time is not extended, this tvpe of loan insurance will expire July 1, 1941, Since ability of a property to qualify tor this insurance is an important element of its salability, the Association feels that all existing homes would be unnecessarily depreciated by the expiration of this law, New construction would also be the Association out, since for most purchases of a new home there is involved first the sale of a previously owned home.

“I think the home should possess
such artistic qualities as will have appealing beauty. Its attractiveness measures, to some extent, its influence. To be beautiful it need not be expensive, but beauty of line and harmony of color can be only by study and understanding.” Eleven years ago, Charles N. Thompson, Indianapolis attorney, said that in presenting the Public Library with a perpetual endowment of $25,000 to establish a collection of the finest books on the American home as a memorial to his wife, Mrs. Julia Conner Thompson. Mr. Thompson supplemented this with a contribution for the immediate purchase of books. Today the Julia Conner Thompson Collection is one of the best in the nation. Seven hundred volumes have been elected for it &t the Central Library. The collection includes information on the planning, designing and decorating of the small home; period architecture; interior decoration with furniture; rugs and drapery; landscaping of private grounds; flower gardening and the domestic crafts
