According to two local authorities, there still. are available jvacant properties to house families attracted here by expanding defense indusfries. William N. Waltermire, who makes a weekly analysis from prop: erties listed by the Rental Listing Bureau (operated by the Indianapolis Real Estate Board through its property maaagement division), reports there are 247 vacancies renting for $50 or less. His survey can be broken down like this: Monthly Rent $75 and. up .... 350: 10 8374 ....cocnernvies $35 to $49 . $20 to $34 Under $20 Too, the Indianapolis Commercial reports a continuing trend of more families’ moving away to defense jobs than are coming here. During Tecember, 290 families left the city, 215 came in, the Commercial says.

HOME BUILDING AT ONCE URGED
Prices Are FL Now Than For Décades Ahead; Expert Declares.

If you ever expect to build a home of your own] build’ now, because material and labor costs today are
lower than they'll be in the next 10, 15 or 20 years. That’s the advice of Roy Wenzlick of St. Louis, president of Real Estate Analysts, who in 1936 pre« dicted the current building boom. Mr. Wenzlick spoke Wednesday at the 57th convention of the Infliana Lumber and Builders’ Supply Asso« ciation in the Claypool Hotel. He forecast that a huge building boom would start this year, reaching ifs peak in 1043 or 1944, and that wholesale commodity prices, wholesale building material prices, rents and labor costs all would rise sharply at the same time.
No Lumber Increase ’
During the next six to nine months he said, lumber prices will remain at their present levels or fall off a little and then will start a tremendous upward spurt. A standard six-room frame house which is used by his organization to figure building material prices cost $3833 in 1914 and rose to $7678 by 1920. This same trend would apply during the present war, he said. In 1032 this same house cost $4482 and in August, 1939, cost $5923. Last July, Mr. Wenzlick said, the construction cost began a steady climb until today that same home would cost $6611. Building costs during 1941- 42 will rise so rapidly, he predicted, that private building would be discour~ aged bt total residential building during 1941 will be equal td that of last year because the defense program will make up any shortage caused by rising prices.

Mr. Wenzlick also had things to say: “Industrial production and wages by the middle of the year will be

again top these new levels. “If I owned a farm I wouldn't sell it, and if I didn't I wouldn't buy one. Farm values will increase slightly but the farm still has too many unsolved problems and the population movement next year again will be from the farm to the city. “Our big rearmament program will continue whether or not England wins, loses or draws. “If the United Stotes enters the war (and I think we will be in it this year, maybe by the middle of the summer) real estate men can sell all the houses they can build.. “The Government, although it will try, cannot hold labor and material costs down.
Inflation Means Loss
“It is unsafe to remodernize old property which is equal to or above the level of a neighborhood, but it is profitable to modernize property below the level. “There are no good hedges against inflation. Some are better than others, but no matter what you buy you'll lose something because. under inflation everybody loses. The best hedge for the working man is to own his own home. “If the U. S. enters the war, non-

faster than farm prices, working a hardship on the farmer. “Older properties should be held, since they can be sold at higher prices within a few years.”
