Floodlighted 'at night, the sixroom home at 64th St. and Allisonville Road only needs ribbons to look like a Christmas present. It is one of the ‘“engineered” homes of the Bridges and Graves Co. The firm has been holding it open both in the daytime and at night so home lovers may see how it looks after dark. The garage may be entered directly from the kitchen. The basement has a double social room, with a fireplace, paneled

ceiling and painted walls; a storage

closet; a furnace room with an oilburning, air-conditioning unit; and a laundry. In the basement, too, is a water pump.

Little Smog Out There

Sixty-fourth St. is the nearest entrance to Sylvan Estates and next year will become a beautiful approach to the more wooded part of the development. Another home is built just south across 64th. The tracts are 125 feet wide by 280 feet deep with ground sloping away from each side of the house. There is little smog or smoke since the large tracts are restricted to one home and nearly every owner uses either gas or oil for heat. A bus with a 20 to 25 minute running time to the Traction Terminal makes frequent stops at the corner. Ths John Strange School is three blocks away. = The township furnishes transportation to the ‘high school. For a community shopping center for Sylvan Estates, a large ‘area has been reserved at 62d St. and Allisonville Road. The Broad Ripple community now serves Sylvan Estates residents. Developer of the addition is the B. G. R. Development Co. (which includes Bridges and Graves and John W. Robbins), which also handles Brockton addition on E. Kessler Blvd.

Plastic Wood Is Easily Bent

MADISON, Wis., Dec. 6.—~Wood can be converted into an easily bent and molded plastic by a new process developed -at the U, S. Forest Products Laboratory here. Worked into any shape while hot, the plasticized wood becomes stiff and strong on cooling. During some experiments on chemical wood seasoning, it was found that oak, soaked in a concentrated solution of urea and then dried, became plastic. when heated to about the boiling point of water, though the wood still was dry. Sawdust and chips, similarly treated, can be heated and pressed into any shape. This material is self-bonding; that is, it sticks together without the addition of any outside adhesive. -.

STUDIES DRAFT’S EFFECT ON RENT

Realty Board Meets to Learn Legal Aspects of Act On Property.

How the Selective Service Act will effect rents, leases and the purchase of real estate has been worrying both realtors and the families of men who might be called into service. To understand the legal aspects

of the Act, the property management

Estate Board this week held a round table with Francis Hughes, member of Hughes. Mr. Hughes explained that the Soldiers’ and | Sailors’ - Relief Act of 1917 could be taken as a guide to how the 1940 Act would operate since many provisions of the older law are incorporated in the new.

Soldiers Favored

There is nothing in the draft law, he said, which prevents suits against soldiers or draftees, but the law will be construed in favor of the citizensoldier. While the Act does not relieve soldiers of their obligations, he said, they can abandon leases, leaving the, property owner without recose. ; re is a provision In the Act,

soldier's salary would be paid by the Secretary of War or the Secretary of the Navy. If the premises rent for less than $50 a month, the law provides that a draftee’s family cannot be evicted without court order. (Most Indiana realtors and lawyers follow the practice of never evicting anyone without court order although a lease may give him the right to do so.)

Cases Stand Alone

On a lease with option to purchase, the draftee may return the down payment and move out, Mr. Hughes said. He cautioned that the Act does not apply to mortgages executed after Oct. 1 this year. The law is effective, he said, in all state courts from the Justice of the Peace up. Any court may stay proceedings during the length of the draftee’s service and if a judgment is rendered against a citizen-soldier, he can come in within 90 days after the end of his service and ask that the Judgment be set aside. In actual practice, Mr. Hughes said, each case will undoubtedly stand on its own merits and if the court is fair, neither side will be penalized tod harshly because of a man’s selection for the Army. “The Act is so devised to protect both the realtor and the soldier,” he explained. He suggested that the results of a case now in Municipal Court be watched as an indication of the local court’s attitude on future cases.
