The cost of building a standard six-room house in Indianapolis last month was approximately $350 less than a year ago, the Federal Home Loan Bank Review reported today. The Review, official organ of the Federal Home Loan Bank Board in Washington, fixed the cost of constructing a standard six-room house here last month at $5582 as compared with $5831 a year ago. It reported that the cubic-foot construction cost here last month was 23.3 cents. The January, 1940, building costs were the lowest since January, 1937, when the approximate cost of building a six-room house here was $5505. In January, 1936, the costs were still lower, the*total for a sixroom house being $5453.

Building costs in Indianapqlis during the past year reached a peak in A and have been declining steadily since then, the Review said.

Cost Was $5966 in April

In April, the average cost for a six-room house was $5966. In July, the cost had dropped to $5956, and in October had declined still further to $5725. The house on which costs are reported is a detached six-room home of 24,000 cubic feet volume, with living room, dining room, kitchen and lavatory on the first floor and three bedrooms and a bath on the second floor. The exterior is wide-board siding with brick and stucco as features of design. Best quality materials and workmanship are used throughout.

House Not Complete

The house is not completed ready for occupancy. It includes all fundamental structural elements, an attached one-car garage, an unfinished cellar, an unfinished attie, a fireplace, essential heating, plumbing and electric wiring equipment and complete insulation. The costs do not include wallpaper nor other wall or ceiling finish on interior plastered surface, lighting fixtures, refrigerators, water heaters, ranges, screens, weather stripping nor window shades. Reported costs include, in addition to material and labor costs, compensation insurance, an allowance for contractor’s overhead and transportation of materials, plus 10 per cent for builder's profit. Reported costs do not include the cost of land nor of surveying, the cost of platting the lot, nor of providing walks and driveways. They do not include architect’s fee, costs of building permit, financing charges nor sale costs.

Forty persons have enrolled in a class to study principles of real estate brokerage and property management at the Indiana University Extension Center here. Deadline for enrollment is next Wednesday night. The first meeting was held last Wednesday. The class is held from 6 to 8 p. m. each Wednesday during the s=cond semester under the direction of Dean Arthur M. Weimer of the I. U. School of Business. He is assisted by Urban K. Wille, executive secretary of the Indaziapolis Real Estate Board. The course is the first to be offered by the I. U. Extension Center in this particular branch of the real estate business. The first part of the course is to deal with the selling of real estate and will include studies ,on the salability of real estate, impelling motives in selling and buying, the mental processes of a sale, building a sales talk and the methods of successful realtors in securing, qualifying and classifying prospects. The latter half of the course will deal with everyday management problems, an analysis of the manager's duties, methods of acquiring management business, tenant service and the building of good will, and the problems of building maintenance. Many of the persons enrolled in the class are home owners and students wishing to learn the fundamentals of this field of the real estate business.

Confrast—That's ‘40 Trend, Paint Contractors Assert

They want contrast between walls and ceiling, contrast between adjoining roo not shocking but in harmony of complement—bringing out the best features of a room by contrasting dark colors and . light colors to make big things look smaller, small things look bigger. This new color scheme is called “Paint Styling.” Here are a few ideas from the contractors on styling interiors according to the diectates of paint fashion: Halls—The hall is the handshake of the house, It should greet people with a bright smile. Paint with bright, cheerful colors. Living Rooms—If the living room is square and uninteresting feature one wall with a different pattern as a local point of interest, such as the wall above the fireplace. Small living rooms can be made to appear more spacious by use of a light, single color on walls and ceiling. Ceilings which appear too high should be painted darker than the sidewalls to make them seem lower. Dining Rooms—Use a color harmonizing with the living room color scheme or in complement to it. Libraries—Rich colors will enhance the tones of book bindings. Kitchens—If appliances are white, any color is sucessful. If the room is small, use |one bright color; if large, use two tones of the same color, one light, the other dark. Breakfast Nook—If the nook is part of the kitchen, paint it the same color. If it is off by itself, any color will do providing a stenciled or applied design is used to make it artistic. Bedrooms—Paint brightly, cheerfully, using your favorite color. Rumpus Room—You are the color “magician” here.

New North Side Development Sold.

These six houses, all completed within the last year, are the first to be built in the new 10-acre Forest Manor Estates development by M. G. Gerdenich, ‘building contractor. The houses face west on Forest Manor Ave. just north of 35th St. Five of them already have been sold and are occupied. The average cost is around $6000. Two of the houses are two-story brick colonials; one is a one-story colonial; two are English bungalows, and one is an Ohio farm-style house: The unsold house is an English bungalow. All the houses have attached garages, fireplaces and recreation rooms in the basement. All are built on newly improved lots and the grounds are landscaped. Nearly all of the houses have automatic heating systems. All have concrete drives leading to the garages. The houses have either three bedrooms or two bedrooms with two more roots that can converted into bedrooms. Mr. Gerdenich, who owns the Forest Manor Estates, said he has three more houses sold and will start construction of them as soon as the weather permits. The development is located between 35th and 36th Sts., and Forest Manor Ave. and Janet Drive. Glad= stone Ave, . which separates the property, and Janet Drive are to be paved this spring between 35th and 36th Sts., as well as 35th St., from Forest Manor Ave. to Janet Drive. Forest Manor Ave. is already paved between 35th and 36th Sts. The development is located within five blocks of two schools and a new

Forest Manor Ave. where Fred Ducker is building a drugstore and grocery. The 10 acres has been divided into 48 lots and Mr. Gerdenich intends to build on all of them. He points out that the development is out far enough to get “fresh air” and yet is easily accessible to 38th St., so that a person can get downtown in a hurry.

DISCUSSION PLANNED ON LAW REVISIONS

Plans for the revision and recodification of Indiana’s puilding laws by the 1941 Legislature will be discussed at the weekly meeting of he Construction League of Indianap next Thursday in the Architects and Builders Building. The program will be sponsored by the Indiana Society of Architects and Clarence T. Myers, league secretary, will have charge. William C. McGuire, of McGuire & Shook, architects, is chairman of the code committee of the state society. The Perfection Paint & Color Co., 715 E. Maryland St., had charge of yesterday’s program. Company officials gave talks on new developments in paint technique.
