According to a survey made of 275 cities, by the National Association of Real Estate Boards, real estate is now selling at prices higher than a year ago. in 607- of the cities. In the larger cities, the rise has reached 82%. Also, it is to be observed that in tw r o out of three cities, there is a shortage of single-family dwellings. This is true of Indianapolis. Perhaps here in Indianapolis, there is no better indication of real estate conditions than a glance at the rental situation. Not only, have rents increased in cost, but at the present, there is only a 2% vacancy at most. In fact it is almost impossible to find a modern bungalow that rents for $35 to $45. Another sure indicator of the trend of real estate is building costs. The cost of building materials has not only gone up, but is going higher. This means that the purchase price of real estate will show a decided increase. Let us view the facilities for buying property now-, and thus effect the saving before prices go higher. Mortgage money is available either to build or finance the house that you and your family would like to own. There is an adequate supply of money to finance the purchase of real estate, and the interest rates are very reasonable. In fact, it is actually possible in most cases to pay for the house, after the down payment, with monthly installments which are no higher than the rent you would customarily pay. We have considered here, only, the purely logical, business point of view. But do nit forget the pride of ownership, and the increased happiness w iich results from living in YOUR OWN HOME.

At no time since the close of 1929 have the signs of business recovery been more hopeful than at the present moment. It is the general concensus of opinion of reliable economists that apparently we are witnessing the initial up-swing of a lasting trend towards more satisfactory business levels. Since the low levels of 1933 there has been a marked rise in prices. In Indianapolis today there is an acute shortage of desirable houses which probably will become even more acute before the close of 1936. This, however, is not necessarily a purely local condition.
