REAL ESTATE SALE ACTIVITY GROWING
Prices Are Decreasing or Stable in Most Areas, Survey Shows, With selling prices stable or decreasing in a majority of localities throughout the United States and Canada, general activity in the real estate market is found to be increasing or stable, according to the thirteenth semi-annual survey of the National Association of Real Estate boards. Results of the survey, just completed, were announced here today by Donald E. Rider, executive secretary of the Indianapolis Real Estate board. Generally, the survey shows that the market is more active than it was a year ago in 47 per cent of 379 cities reporting; 33 per cent reported the market the same as a year ago; and only 20 per cent showed a decrease in general activity. Selling prices were reported higher by 17 per cent, the same in 54 per cent, and lower in 29 per cent. Approximately the same percentages covered the situation with regard to rental of single family dwellings, with two-family rentals generally somewhat lower. Apartment rents appeared most stable, 65 per cent of the localities reporting them the same as a year ago. 18 per cent higher, and 17 per cent lower. District Above Average - The survey covers practically every phase of the real estate market. In addition to covering tha United States and Canada, as a whole, a further compilation has been made with the country divided into ten districts. “General speaking, it appears that the Bast North Central section, including Ohio, Indiana, Illinois. Michigan and Wisconsin. is somewhat above the average.” Rider said. Cities in this section reported the market more active than last year in 49 per cent of the cases, the same in 34 per cent and less in only 17 per cent, whereas 11 per cent reported sales prices higher. 53 per cent the same, and 36 per cent lower. With regard to residential rentals in the East North Central states, single family dwellings were reported up in 15 per cent of the cities, stationary in 60 per cent and lower in 35 per cent: two family dwellings, up in 11 per cent, stationary in 61 per cent, and lower in 28 per cent, and apartments, up in 21 per cent, stationary in 58 per cent, and down in 31 per cent. Activity in Subdivision Subdivision activity in this section was reported greater in 31 per cent of reports, the same as a year ago In 41 per cent, and less In 28 per cent. Central business location rentals are lower in only 7 per cent of the cities in states of this section, stable in 48 per cent and higher in 45 per cent, whereas in outlying business centers rentals are lower in 26 per cent of localities, the same in 62 per cent and higher in 13 per cent. Office building rentals appear to be stabilizing rapidly. Centrally located buildings are getting higher rentals in only 15 per cent of the cases, lower In only 5 per cent and are the same as a year ago in 80 per cent, while In outlying locations, none reported higher rentals, only 11 per cent of reports from this district indicated lower rentals and 89 per cent reported such rentals as stable. In all types of buildings throughout the east, north, central states, a normal supply or shortage by far overbalances the percentage of overbuilding. Regarding single family dwellings. 15 per cent of the reports only showed an overbuilt condition, while 60 per cent Indicated the supply' was normal and 25 per cent saw a shortage of available houses. Apartments “Flood Market” Apartment building had been somewhat overdone In 14 per cent of the communities reporting, while 53 per cent reported the supply normal and 33 per cent arc experiencing a shortage of such housing units. A sufficient supply ofj business properties is lacking in 44 per cent of the cities in these states, the supply is normal

in 41 per cent, and overbuilt In only 15 per cent. The East North Central at*ten appear to be fairly well off as rrgnrrtii real enta'c financing conditions. In 43 per cent of the communities, capital !a necking a field for Investment, in 19 per rent, loan* are seeking capital, and In 38 per cent, the supply and demand for money appear:, well balanced. Interest Tates are steady in 79 per cent of reporting localities, rising in 11 per cent, and falling in 10 per cent, which would indicate that the balance is somewhat more even. Indianapolis was one of the cities represented in the report, but reports from individual cities are not made public by the national association. GERMANY FEARS LOSS OF TRADE IN RUSSIA English Action May Cause Resumption of Friendliness. J?j/ T ailed Press BERLIN, July 13—Great Britain’s preliminary steps toward resumption of diplomatic relations with the soviet government are likely to cause Germany to reconsider her recent aloofness toward Moscow. Political observers here have noticed that during the last two years Germany gradually has alienated herself from the soviet government. It was believed Germany hoped to gain concessions from the western powers by permitting her friendship with Moscow to cool somewhat. At present, however, it is evident the Berlin government shares the misgivings of Germany industrialists that continued aloofness will allow American and British competitors to eclipse Germany enterprise in the soviet union.
