BUYER SAFEGUARDED New Code of Ethics Adopted by Home Builders. Put your promises in writing and then fulfill them to the letter. This is the gist of anew code of ethics adopted by the home builders and subdividers division of the National Association of Real Estate Boards at the recent convention in Louisville, Ky. A number of local home builders and subdividers subscribe to the new code through membebrship in the division. The code is designed to prevent the heartbreaks of future home owners who are hampered in fulfillment of their dreams by failure of those they bought their lots from. Among other safeguards to the buyer, the code provides that the subdivider must be sufficiently financed to carry out advertised programs of developments, and that in cases in which improvements such as sewers, water, sidewalks, etc. are promised, the promise must be made part of the purchase contract or deed to lot. The subdivider must guarantee the purchaser a good title to his lot either by owning the property in fee simple without incumbrance, or by placing title with a trustee of good standing or by making agreement with any holder of encumbrance to release claim to purchaser on payment of a sum previously agreed to. Property outside and not adjoining a municipality must be sold without promise of improvement based on probable annexation. BUILDING PERMITS DROP Building permits for the week were curtailed somewhat because of continued rain, according to the weekly survey of the Indianapolis Real Estate Board. The week’s total was $157,050, of which $130,550 was to be spent for twenty-two new residences. Two storerooms, anew entrance to the Indiana State Fairgrounds and an addition to the Holcomb & Hoke plant addfed to the total.
