INCREASES IN REAL ESTATE SHOWN HERE Savings and Loan Man Says Gains in City Are Steady. Charles R. of the Fletcher Avenue Savings and Loan Association agrees with those who are in a position to know, and who declare that real estate in Indianapolis is on a thriving basis. Real estate sales are being made every day, with profits showing up as well on th profit side of the ledger, as those ir many other of the s most progressive cities. “You don’t have to go to Florida to make money in real estate,” say these men, and Yoke, whose com-, pany finances sales every business day in the year, says that Indianapolis real estate is a safe and sure investment and no one need feel that he is running a risk when putting his money into such property. “There has been a sure and steady Increase In values,” asserts Yoke. “There have been no sudden ups and downs. Just a quiet, sure advance. Property bought several years ago, we constantly see sold to splendid advantage and with most satisfactory profits.” "There is no reason why this advance should not go steadily on. There are many reasons to make us conclude that it will," say Indianapolis real estate authorities. TILE BEST FOR BATHS Expresses Greatest Composite Value for Home. One word expresses the greatest composite value In bathrooms: Tiled! The highest degrees of attractiveness, cleanliness, permanency, character and , merit are voiced when you can say of your home: It has a tiled bathroom. This one feature alone puts your home into a higher type and carries with it greater desirability and greater real estate value. There isn’t such a thing as a “tilelike” imitation. “Like home” after all, isn't home- “Like tile,” after all, isn't tile. And everybody knows it —yourself. your friends, your guests. TWO ROLES FOR FLOOR A floor should be two things *ln a modern home. First, a thing of beauty in itself, a part of a carefully thought-out scheme of room decoration. Second, a background for beautiful furnishings, such as rugs, furniture, hangings—harmonizing all, and giving dignity and stability to the whole.

Attractive New Cottage-Type English House Is Completed

New Home at 5013 N. Capitol Ave.

The attractive English cottagetype house, recently completed by J. J. Prondergast at 5013 N. Capitol Ave., from plans of ttys Architect’s Small House Service Bureau, Inc., is one of a number oftawyer system hollow wall construction houses that Prender gast has built In Indianapolis. Sawyer construction aids greatly in keeping homes warm in winter and cool In summer, builders say. The house is of stucco, and will have a flagstone approach and effective landscaping. A wide terrace, with two levels, leads into a “dream” FLOOR LAYING IS IMPORTANT "The wise home builder will consult a specialist in floor laying, before building his house,” says Thomas A. Guffey, 4720 Guilford Ave. 'There are all kinds and conditions of floor laying.” he continued. Guffey has earned the reputation of being especially skilled and thorough in his line of work. He gives his work personal attention and uses high grade materials. Anew oil and wax finish, which gives a softer effect than varnish and does not show scratches, is becoming very popular and Guffey recently has turned out some floors of this finish which have delighted home owners. He also has done some of the new “plank effect” floors. “Plank effect,” brifly, is a method of laying three boards compactly together, then beveling the edges. When these are finished with the proper dark stain and soft oil gloss, they are beautiful a*d satisfy the demand for an old-English atmosphere in flooring. Guffey also has a reputation for fine results in refinishing old floors, and has a well-i stablished trade in this refinish'.ng work.

of a living room, beautiful with Tiffany stippled walls, a unique, sloping brick-bordered fireplace. Polychrome wall brackets and a striking center light of bronze, in a ship design. , Casement Windows The windows are broad casement groups, steel sashed, as are those in the sunroom, to the south. Wdodwork here, and in all the downstairs rooms is of walnut and the doors and living room ceiling are arched. Small each side of the fireplace, are effective with an upper sash of soft colored art glass. The dining room, entered through an arched door, is very satisfying in its Tiffany sand finish, deep casement windows and handsome side and center lights in polychrone designs. A breakfast, nook is cozy, and leads into a kitchen with, a “Domestic Science” cabinet that would be a delight to any home-making heart. This cabinet is of white enamel and is fully equipped with kitchen units that leave nothing to be desired. There are two downstairs bedrooms, notable for light from broad casement windows and for the daintily finished walls. At the head#of the stairs, directly to the right, is a room which could serve for a children's playroom, or a sewing room. Upstairs Rooms The other upstairs room is a large sized bed chamber with a flood of light from casement windows, both to the south and to the north. A bath, with tiled floor and built-in features, is quite admirable, as are the several rooms in the basement: a fruit room, with special insulation; a laundry, with water softener; a drying room and a gloriously big social room, with brick fireplace and wall brackets galore. A convenient feature of this house is the garage, attached to the dwelling and heated. There is plenty of light here, both from broad windows and plenty of light sockets. “The man of the house could work on his machine here day or night,” a visitor remarked. Fixtures In this home were furnished by Goldstein Brothers; MeDougall kitchen units, Linofelt roof insulation and Hope steel casements furnished by Neeves & Cos.: lumber, millwork and building material by Builders’ Lumber and Material Company; Armstrong steel furnace, especially adapted for oil burners, installed by Sigmon Heating Company; Monarch water softener and plumbing installed by H. R. Meyer, and building hardware furnished by Vonnegut Hardware Company. *
