A buyer with full mortgage approval is a much stronger bet than a buyer who has only been prequalified or who hasn’t talked to the bank at all. with full mortgage approval you get an accepted offer. My second recommendation is that you thoroughly investigate the option of “Bond” money through IHFA. There are other programs available but it has been my experience and the experience of many of my past, single clients; who now OWN HOMES, that bond money - is definitely an option to use if at all possible. You need to investigate this well before you’re ready to actively look so you can be prepared when “Bond” money becomes available. Don’t be frightened by the one time up front funding fee. It is well worth it for a lower 30 year fixed rate. If you also qualify for down payment assistance, that money does not need to be repaid, and, you will still get the 30 year reduced interest rate. There are specific guidelines to qualify for “Bonds” money. Not all banks offer “Bond” money but the three bankers I recommend all do. Not all realtors are thoroughly knowledgeable about how the programs work either.
