THE BUILDING OF FLATS
Gil CAT DI:MAMI FOIl THI 31 SHOWS AO M(;. OF FA I LI AIL Generally They Are Rented na Soon n the PluiiH Are Drnwii Trnimfersj and IVrinlta. The bulldlntr of flats ar.d apartment houses at desirable and convenient locations promises, to b? quite extensive this year. The fear that the erecticn of this class oi buildings will bo overdone Is not warranted from the fact that all now In readiness for occupancy aro rented and there Is a clamor for more. "When a new apartment or up-to-date flat building is announced the builder, if known, is pursued by persons desiring to procure quarters and in many instances leases are drawn for every suite or flat before tho work of construction Is begun. This Is true of the magnificent Lewis llats under construction on Capitol avenue, tho Grubbs dwellings at St. Clair and East street.-, tho Fearson dwellings at St. Joe and Alabama, and other modern buildings elsewhere. If there is to be too many of those structures it does not appear to be indicated now, when the city is slowly but surely adding dally to its population, and a demand for attractive and well appointed apartments is at hand. xxx Tho improvement in real estate values and business prows and shifts in Indianapolis as in other cities, but no quarter or single square of tho city has shown within eighteen months such strides as that fronting tho East Market on Alabama street north of Market street, unless It be Massachusetts avenue, where there have been many recent transfers ami In tho past month sales aggregating nearly $100,Wl New buildings are going up and thfs ftvenue from Ohio street to Michigan will soon have many modern buildings to Induce new and larger business Interests. On Alabama street in tho district previously mentioned there have been eleven transfers of property and twelve storerooms built and occupied within the time stated. XXX The most important transfer of the week was that from II. A. YVymond and the Gibson sisters, daughters of Mrs. Tycie Gibson, from whom they inherited their half interest, Mr. YVymond owning the other half, the sale being the three-story building; on Washington street midway between the alley running to Market street and Pennsylvania street. It has a frontage of 20 feet and a depth of T2U feet. Tho purchasers are George Y andes and Harry Milligan, and tho cost $t'.7,7Cl),12. The lot on which the building standst was first' owned by Thomas M. Smith, who bought it in 13-' for ?!'). In 1S.")2 ho sold to William Hannaman for $3 400 and the latter transferred it In 1S7J after a period of twenty-one years to Tycie Gibson, deceased, for In twenty-one years the property enhanced In value to moro than double its cash value in 1S73. Tho building Is leased for one year so that nothing has been decided in regard to improvement or tho construction of a modem building. The negotiations were conducted by Gregory & Appel. The deeds recorded are as follows: II. A. YVymond, JüLwO; EInora Johnson nee Gibson, ?17.0; II. A. Wymond, guardian Miss Gibson, $16,7ill.12. This is: the highest ligure ever paid for any Washington street property except that where the Kahn Tailoring Company is located, corner Washington and Meridian streets, and sold by the Dunlop heirs to James Roberts. In early days this block was known as "tho Beehive corner" and up to recent years was the leading dry goods store, owned In tho early CO's by John Dunlop, whose heirs sold as stated above. xxx Catherine C. Fletcher deeded to James E. Huberts, of Indianapolis, and Herman Münk, of Connersville, property on the northwest corner of Delaware and Michigan streets at a consideration of $1,000. The land is eighty feet frontage 0:1 Michigan and 125 on Delaware street. It is the purpose, of the purchasers to build a modern Hat building of three, four, live and six rooms, a total of twenty-four. The construction will be of pressed brick, lire proof in character, with stone finishings and crners. There will be four entrances, three on Delaware street and one on Michigan, of Italian marble. The suites vill bo lit toil with china clo.-ets, sideboards, refrigerators, tile baths, steel rcnges, suppled with artilicial gas. The building will bo heated by steam and 1'ghted by electricity. The house which now adorns the ground was built In lis'i? by W. C. Smock at a. cost of $2ö.0o0 anel on plans furnished by Mr. Hoynton, an architect of Chicago. It was afterward the home of Elijah Fletcher, whoso widow h;is Just ttansferreil the property. The new building will cot $',0"o. xxx No better evidence of prosperity can bo shown than in the fact that at this time of the year, when the county auditor advertises property for sale that has been mortgaged for loans from the common and congressional funds? because payme-nt has been forfeited, that there is only im pie.?.-; of prope-rty adv rtlsed, when in preceding years the number uveraged from twenty tc. twenty-five. These loans are made under the law on a basis of G per cent., and thu county realizes a neat sum from this clas-a ot business. XXX The property owned by David Macy Patterson and sold to Henry M. Talbott Is located on Massachusetts avenue, just below Michigan street on the sdte of tlnj old Patterson homestead. The ground ha a peculiar shape, having a frontage on Massachusetts avenue of 40.C feet. The north line runs northwest forty-nine feel, then extends due west twenty-nine feet, .neu in a straight line south for foity-ip-e feet, then In a line 1.3.4 due east, and then takes a southeasterly turn of twenty-six feet to Massachusetts avenue. The property is assessed at $5. 125 lor ground and J4.U2Ö for improvements, but cost Mr. Talbott S2D. tOO. Mr. Talbott gave In traele hi-, edd house on the west side of Illinois street, near Walnut, with a frontage o; lcrty-two feet and depth of 1K5 feet, for u consideration of S.500. Another sale of more than passing importance was the transfer of scvn lots by John'R. Eliis to tho Enterprise Foundry and Fence Company. The lots facing Senate avenue, north of South street, have; a frontage of ninety-three feet anil those fating McGill street have a frontage of 124 feet. The average per front foot was ?132.2e, or JO.Coo. xxx Prunetta Ma pes transferred to Loren I). Hays her house and lot on the west side of Broadway, between Nineteenth nnd Twentieth streets, for the sum of $3, WO. xxx Fred Moore, sold to Edgar E. Crose 4CR. acres In Wayne township for $d.2"0. This farm is one mile from Clermont, north of Eagle creek. It is the third transfer In this towbsip in the last month, showing a demand for productlvo farming land in that section. XXX , Architect J. G. Thurtle has prepared tho plans for the grand stand of the Cincinnati l all park. It will bo of steel' and concreto and absolutely fire rroof. There will be twenty rows of yeat., extending in a circular form for a distance of COo feet. The boxes will be neatly ornamented and mote attractive than thoso in general use in other cities. xxx Architect W. O. Morck has made plans lor two double two-story frame houses, one for J. H. Wilson, at 1S16 North Delaware street, the ether for James Hurks, corner of Twenty-first and Alabama streets. They will cost H.WO each; vill contain nine rooms and be moelern in every respect, with bath, electric lights and furrace heat. Mr. Morck is also making designs for Harry Whitcomb, of Shelbyvilk, for a ten-room dwelling at a cost of JtJ.uoo. which will be one of the handsomest structures in the county stat of Shelby county. xxx Architect Thurtle yesterday received bids for the construction of the four-story building for the Indianapolis Senlinel Company at Illinois and Pearl streeLs as described in this paper two weeks ago. The contract will be awarded Tuesday. xxx Work will be begun on the Eugenia flats at Senate avenue and New York street on May 1. The lot Is 119 feet deep by a frontCC3 cf sixty. It will be threo stories, rrith
a basement. 1 will be brick, fire proof and r handsome structure. XXX The transfers during the week amounted to Jlll.STJ.Dl; during tho preceding week $152.513.SD. The mortgages for the past week amounted to JGT.514.52, and the releases to JlOlc4.2t, a good showing In a business sense.

Madison Square Garden has been transformed into a veritable forest and once again have the inhabitants of the Maine and Adirondack wilds taken possession of the huge amphitheater, .marking the beginning of the seventh annual show of the National Sportsmen's Association to-day. Many new features have been added to those shown in past years and those present at the opening pronounced the show the best that has been seen in the city. The aquatic sports, which played such an Important part in last year's show, have been replaced this year by the production of "Hjawatha," by a 'cast entirely composed of Indians. The production was very realistic and the red men were heartily applauded by the large asemblage. The results in the American Sportsmen's tournament were: R. C. Heikes. Dayton, Ohio. PREFERS LOVE TO HONOR. jlarquU of Hendfort Will Not Give Fl Hin CTioruM CHrl Sweotheurt. LONDON, March 2. Lieutenant the Marquis of Headfort, of the Life Guards, whose determination to make Miss Rosa Booth, of the Gaiety chorus. Marchioness of Headfort, has created so much talk. Is now under orders to sail for South Africa, and Is confronted with the necessity either of r signing when told to go and light or giving up his fiancee. He declares he will accept the stigma of resignation rather than forego his resolution to marry The case has been brought to the attention of no less a personage than King Edward, who has handed it over to Prince Edward of Saxe-Welmar. colonel of the First Life Guards. The Prince of Saxe-Welmar wrote the young Marquis a letter, pointing out the ruin of his caree:r if he persisted In marrying Miss Booth, as she could not be received by the regiment. The Marquis replied, regretting he could not see it that way, but he sent his resignation papers to Lord Roberts. The commander-in-chief apparently also was Involved in a little plot, for, instead of accepting his resignation, he ordered the Marquis to hold himself in readiness to go to the Transvaal. The denouement Is expected to te a quiet marriage and the retirement of the young peer from his Majesty's service. IPs "onejr to You.' 3 CiV;:r.t:, Ter Czli end r.rat-l cAi :i 1 . -) 0 to-c!-:y.
