Medallion Homes are a hedge against obsolescence. That’s the opinion of the fifth largest savings institution in Connecticut, the Waterbury Savings Bank. “In considering any kind of home financing, obsolescence is a very important factor,” says C. Frederick Goodwin, vicepresident and mortgage officer of the 112-year-old bank. “Our main interest is assuring ourselves that the rate of depreciation on any home won’t exceed the rate of amortization. We feel that the Medallion Home has more built-in safeguards against Obsolescence than the overage.” ■ Mr. Goodwin points out that I in considering any loan he looks I for value in three areas: basic ■ construction, low maintenance and future saleability. “The Medallion home scores high in all three categories,” he says. “It includes extra lighting, more built-in" appliances (and better wiring. Because the : electric heating systems in Gold i Medallion homes have no moving parts and because electric heat is clean, the cost of mechanical and decorating maintenance is exceptionally low. The electrical standards to which these homes are built help keep them up-to-date for many years and enhance future resale value.” Mr. Goodwin observes that
many of the important elements of a Medallion Home are thoroughly inspected and supervised by engineers of power companies. “Since the power companies themselves sponsor the Medallion Home Program, they have the most to gain or lose from superior or inferior construction techniques,” Mr. Goodwin says. He points out that power company engineers check to see that insulation is properly installed in adequate amounts. They also inspect wiring to assure that it provides at least 100 amp electrical service and that service outlets in living > areas are spaced so that no point i along the floor line of a wall is | more than six feet from an out- i let. In the kitchen, outlets must be provided for every four feet of counter work surface. Fixed or switch-controlled electric lighting is required in every room of the home including stairways, hallways, walkin Closets, and garages. Medallion standards also call for the installation of an electric range and at least three other major electric appliances. “With so many rigid construel tlon and performance requires i ments on a Medallion Home, ; there is little risk for either the ’ home buyer or lending institu- ; tion,” Mr. Goodwin says.
Seal The Feet If you repaint wooden garden furniture next spring, don’t forget to give the bottoms of the legs at least one, but preferably two. coats of varnish or enamel. Otherwise, the unpainted ends will draw up moisture from the ground which will enter the wood, cause it to swell and thus result in paint peeling. How Much? To estimate the amount of enamel needed to cover baseboards, window frames, chair rails and similar surfaces, measure the length, and allow one pint per hundred feet.

New Roofing Is Safe, Durable And Attractive When choosing roofing material, home owners should insist on both safety and good appearance. Asphalt shingles meet both .these requirements Families can make sure their homes are protected by fireresistant roofing by choosing asphalt shingles that . have earned the Laboratories’ Class 9 label. This label is given to asphalt shingles that weigh at least 235 pounds per 100 square feet of roof area and have passed severe flame-exposure and burn-ing-brand tests. The color of asphalt shingles is derived from a tough coating of permanently colored mineral granules embedded in the asphalt surface. In addition to providing glare-free color, this coating of rock particles helps make the shingles fire resistant. Asphalt shingles with the UL Class C label are now available in an array of solid and blended colors, including white and pastels, as well as the traditional . dark greens, blues, reds, browns, and blacks. White and the pastels, including silver gray, are particularly appropriate with contemporary architecture and color styling. Fix Oak Floors Restoring neglected oak floors to their original gleaming beauty is among the simplest, most satisfying and most economical of home improvements. It revitalizes rooms with new attractiveness and frequently costs next to nothing. Even in extreme cases — where the floors, have become shabby looking due to years of severe wear without proper care.— they can be re-conditioned at moderate cost through sanding and refinishing. Hardwood floors are unique in this respect. In most instances simple refinishing is all that is needed to renew an oak floor’s glamour. If the existing finish is floor seal or lacquer it may be sufficient merely to retouch the worn out spots with the same type of finish. This is not advisable with other finishes, nor when the worn areas are large, numerous or in particularly conspicuous parts of a room. More pleasing results are obtained in such cases by refinishing the entire floor. Before applying new finish it is important to sweep the floor clean and remove all wax and spots. Mineral spirits or naphtha is effective for taking off Wax. Treatment of spots and stains varies. Methods are recommended in a free new booklet, “How to Keep Oak Floors Beautiful,” published by the National Oak Flooring Manufacturs’ Association. Write them c/o Dept. This cut total construction costs—including cost of the additional Dallas, $l3O in Indianapolis, and $230 in Minneapolis, Brush It Out When yin. paint wood siding, take a hint from professional painters who deposit the paint in several spots on the board and then brush out the paint to cover the area. This will save your arm and also insure better coverage. Always paint from a dry surface toward a wet one, following the grain wherever possible. Smoth out any brush marks by stroking gently with the tips of an almost dry brush.
