Builder of this home in a California development says the construction costs saved with this low-pitched roof enabled him to offer a high quality home for as much as 20 cents less per square foot than the same house would cost with a fiat roof.
If you plan to build a home, you can save considerably or, overall construction costs by careful selection of the roof style, says the University of Illinois Small Homes Council. The* Council’s research shows that the most economical roof has a 12-in-12 pitch—that is, a slope of two inches for every foot of width—on a house either 28 or 40 feet wide. In its annual Short Course for Builders, the university research group explained that only a few years ago houses 24 feet wide with higher pitched roofs were the most economical to build. The main reasons this has changed are: 1. Trusses with joints nailed and glued together are available today. These are less costly than the older .method of joining members with bolts. 2. Today asphalt shingles can be applied to roofs with slopes as low as two inches per foot. This insures a top quality roof that is economical and will give years of trouble-free service. Question: What home improvement doesn’t cost a cent, yet adds genuine comfort, pleasure, and cash value to a house? Answer: Insulation, properly installed and in sufficient quantities. It’s true that mineral wool actually pays for itself in savings on heating fuel in a few years. It can cut heating costs as much as 40 per cent per year. In an actual case, here’s how this can work: A home owner calls in a mineral wool contractor and gets an estimate from him of S4OO to insulate the walls and ceilings of his home. At his bank, he borrows the S4OO on an FHA home improvement loan, repayable Th 60 months at $8.31 per month. Keeping careful records, he discovers that the insulation has cut sl2 a month off his old S3O a month fuel bill. Although a 28-foot house needs more material than a 24-foot house, it needs little more labor. The Council points out that the most expensive house to build is one with a flat roof. Research shows that at average, nation-wide costs of labor and materials it would cost $254 per 100 square feet of floor area to build a house 24 feet wide with a flat roof. The same house with a 2-in-12 roof would cost $234 per 100 square feet. Similarly, a house 28 feet wide with a roof pitched at 2-in-12 could be built for $228 per 100 sqUOT fcet,while the same house with a flat roof would cost $242 per 100 square feet. A house 40 feet wide with a flat roof would cost $237 per 100 square feet, while the same house with a roof pitched 2-in-12 could be built for $227 per 100 square feet. • -

It you live in an exposed, windy location or in an area subject to wind storms, don’t overlook wind resistant roofing. Today asphalt shingles can be applied to resist even winds of hurricane velocity. This assures complete protection from storms that can tear roofing material away, leaving the interior of the house exposed to heavy rains. Roofing contractors from coast tocoast use three principal methods of applying asphalt shingles to resist winds: 1. Self-sealing method. Shingles with a factory-applied backing of adhesive are applied with roofing nails in the conventional manner. The self-sealing adhesive ,bonds leach shingle tab firmly to the underlying shingle. 2. Interlocking method. Using asphalt shingles With a special locking device — usually tabs which slide into slots—the roofer’ locks each shingle to adjacent shingles. This provides a roof that is highly wind-resistant and attractive. 3. Hand application. Asphalt shingles are sealed down with a spot of quick-setting asphalt cement under each tab.
