HOW MUCH IS YOUR HOME WORTH TODAY?
During the past several months we have published articles on “How to finance the home you buy.” We now wish to advise you concerning the present and future prices of NEWSOMES and the present and future prices of EXISTING HOMES. NEW HOME COST It is the general opinion that the cost of NEW home construction has greatly increased during the past 7 years. THIS IS NOT TRUE. During this seven year period building materials have on the average increased about 21.6% and the average wage rates have increased about 45.5%. Yet the price of new homes figured upon a square foot basis have only increased from an average of $10.17 to $11.79 as of January of 1957. This represents an increase of only 16% for this seven year period. The sales price of many NEW homes have increased because you the home buyers are demanding (1) larger anil more spacious homes and (2) more built in features and extra gadgets. This means that in the actual, basic home the price to you has only increased a little over 2% per year during the past 7 years. In comparison to the increased cost of other things you buy, home construction has increased very little. FUTURE HOME COSTS — CONTRACTORS PROFIT The contracted that builds you a home today has cut his over all gross profit margin to almost the breaking point. He has assumed the increased tax costs and many of the material and labor costs. Hundreds of contractors have discontinued the building of homes and are only interested in the larger projects. The average profit for a contractor today is only 8%, The gamble with the weather, the financing of the construction, the supervising of the workmen, the planning of a multitude of details, checking quality of materials and the guarantee of defects in materials all for 8%. If you plan to build your home yourself you better think twice because you certainly are going to be paid very little for your efforts and in many cases your final cost will be much higher. NEW YORK (UP) —Now dad usually helps choose the carpet to go with the carpet slippers. An increasing number of husbands join with their wives in dec 1 ding household decorating schemes, and help shop for new furniture, draperies and floor coverings, says Robert Elton, who for eight years has run the only National Home Furnishings show open to the public. Elton at present is overseeing 80 thousand feet of displays, from 160 exhibitors, at the annual event in the New York Coliseum. “At the last show, we found that 82 per cent of our audience was married. It no longer is a case of Pop just paying the bills. Husbands and wives shop together. . . many of them bring their kids to this show. We had 837 children last Sunday.” Couples Seek Ideas “Some of the couples are looking for ideas to put to immediate use.” said Elton “Others are just doing wishful thinking together.’’ “Elton predicted part of the wishful - thinking concerned in-door-outdoor living“We’ve built much of the show around that idea. . .it is the future way of life,” he said. Show dining rooms open onto patios, bedrooms onto courts or gardens, with the decorating scheme carried outside. Or, the outdoors is simulated with garden or scenic murals. Robert S. Malkin, a landscape artist, displayed a “garden for the small home owner” — with terracing, a black and white color scheme and lily pond all in a 36 by 80 feet area. “Ideal for the city home,” said a show guide. “What size city?” asked a skeptic who obviously lived in space-!
