' HOW MUCH IS YOUR HOME WORTH TOOAY?

I During the past several months we have published articles on “How to finance the home you ; buy.” We now wish to advise you concerning the present and future prices of NEW HOMES and the present and future prices of EXISTING HOMES. NEW HOME COST It is the general opinion that the cost of NEW home construction has greatly increased during the past 7 years. THIS IS NOT TRUE. During this seven year period building materials have on the “ average increased about 21.6% ' and the average wage rates have : increased about 45.5%. Yet the price of new homes figured upon a square foot basis have only increased from an average of $10.17 to $11.79 as of January of 1957. This represents an increase of ’ only 16% for this seven year . period. 1 The sales price of many NEW homes have increased because you the home buyers are demanding 11) larger and more spacious homes and <2) more built in features and extra gadgets. This means that in the actual basic home the price to you has only increased a little over 2% per year during the past 7 years. In comparison to the increased cost of other things you buy, home construction has increased very little. FUTURE home costs — CONTRACTORS PROFIT The contractor that builds you a home today has cut his over all ' gross profit margin to almost the ' breaking point. He has assumed the increased tax costs and many of the material and labor costs. 1 Hundreds of contractors have dis- ’ continued the building of homes 1 and are only interested in the • larger projects. The average ■ profit for a contractor today is • only 8%. The gamble with the • weather, the financing of the con- ! struction. the supervising of the • workmen, the planning of a mul--1 titude of details, checking quality of materials and the guarantee of defects in materials all for 8%. If you plan to build your home yourself you better think twice because you certainly are going to be paid very little for your efforts and in many cases your final cost will be much higher.
