Two Students From County Are Winners • LoweU Beineke of Monmouth high school and Barbara Fiechter of Adams Central high school were among the winners in the finals of the annual state high school contests held Saturday at Indiana University. Approximately 1200 high school students competed for final honors in Latin, English, mathematics and Spanish. Thirty-nine students received gold medals for first place honors, 90 were awarded silver medals and 210 bronze medals.

Kentucky and Ohio, the United States civil service commission announced today. Substitute distribution clerks start at $1.92 an hour and receive yearly [increases for satisfactory serice. The postal transportation service covers all fields of transportation for the post office department. Distribution clerks travel in railway post offices, highway post offices, and wqrk in terminals, airports and transfer offices in thejarger cities. No experience Is required to qualify for these positions but all applicants must pass a written test and I be bona fide residents of the state or which they apply. Centra let tes Win In Share-Fun Festival ' The Centralettes, a singing quartet \ from Adams Central school, representing Blue Creek .Up and At If 4-H club and the ; Monroe Hardy Workers, won first place in the share-the-fun festival, held at Lincoln school Tuesday night. „ ~ Second place was won by Miss Joy Everhart, Geneva high school student, who is a member of the Wabash Cloverblossom 4-H club. Both winners will represent the county in the district contest, which will be held at Monmouth Tuesday night. Six counties will be represented in the contest with two acts each. The contest will be open to the public. Judges in the contest were Mrs. Lorene Fenstermaker, Mrs. Harry Crownover, and Ernest Atkinson. West Texas farmers and businessmen in general were pleased over soil conditions. “Most encouraging," said one "farmer, “is that the rain generally fell slow enough in our area for the moisture to soak into the soil.** In the south Plains areas near Lubbock, the rains built up the underground moisture in dryland fields to a point where farmers will be able to plant in moist loam instead of “dusting in” their seed, then praying for showers to make a crop.

How To Buy A Home! The most important purchase made during an individual’s life is the home he expects to live in. Much has been written upon the value of home ownership therefore we will limit this article to the question of HOW TO BUY A HOME. How much can I afford to pay for a home? What kind of a home do I want? What location is best for me? What will be my future desires and needs? What is the present market value of real estate and what can I expect this market to be in the future? These are a few of the questions we will try to answer for you in this article. Perhaps the most important problem to be solved IS HOW MUCH CAN I AFFORD TO PAY FOR A HOME? The cost of a home you buy MUST be based upon present or anticipated future income. If income is not considered then you are asking for future financial difficulties for yourself and your family. The general accepted practice by real estate men and lending institutions is that an individual should not pay more than 2te times his annual earnings for a home. This general rule is an average and may vary from a conservative 2 times annual earnings to a maximum of 3 times annual earnings. Some people take into consideration future anticipated earnings but for exceptional circumstances, doing so means closing their eyes to basic economics. Any one that pays more than 3 times annual earnings for a home may expect some financial difficulties in the future. This general rule may have exceptions especially fpr those people that can afford to pay for their home from past savings. The trouble with most of us is that we want the luxuries we cannot afford. There is no serious harm done in purchasing small items we cannot afford to buy but when it comes to buying a home, this may be our larges;) single purchase in our life and represents many thousands of dollars plus normal expenses of several hundred dollars each year. There is a good livable home for everyone. It makes no difference whether you earn $1,200 per year nr $25,000. There are good homes in every price class and therefore there is no excuse for you to say you cannot affprd to buy a home. Many people want to live in a home they cannot afford. It took Dad and Mother 20 years to secure their home, buy furniture, a new car and have a little extra cash in the savings account, The smart young people today are buying a home they can afford now, then as their financial position improves they are selling this home and securing a better one. The National average is that, a person moves from one house to another every 5 years. WHAT KIND OF A HOME DO I WANT? Every family has a different problem. The number of children or dependents, hobbies, the place of employment, the amount of leisure hours, individual wants and desires, future employment, your age and that of your dependents, the health of the members of your family. The market value of existing properties is based upon reconstruction costs, supply of existing properties for sale, ease upon which mortgage money can be secured and demand for property locatiop. The market value of existing properties vary with these corfditions as well as the physical condition of the property, floor plan, etc. Any good real estate appraiser or lending institution know these conditions and continually study the present and future trends. During the past few months construction costs have steadily increased, mortgage money has been difficult and expensive to obtain. We expeet an increased supply of money by Fall. There are quite a number of good properties for sale in all prices. There are a number of new houses for sale and ready for immediate occupancy. The demand for all types of homes continues upon a high level. Thera is no certain time to secure the best home buy. Every one can own their home regardless of income. The difference in the size and type of home you buy will depend upon individual circumstances and the extra luxuries you secure will depend upon what you can afford. It seems to me that the biggest problem in home ownership is YOU. If you and your family are willing to purchase the home you can afford within the economic rules outlined in this article you will enjoy the comfort and satisfaction in possessing the most valuable thing money can buy and will appreciate the statement THERE IS NO PLACE LIKE MY OWN HOME. If you are sick would you ask your grocer to prescribe the right kind of medicine to make you well? If your car needed repairs would you see your plumber? Your real estate man will help you secure the home best suited to your needs at a price you can afford to pay. The information you give him is held in strict confidence. His service to you may be the difference in your future happiness, A good honest real estate man would never take advantage of you just to make a sale any more than a doctor would prescribe the wrong medicine to keep you sick.
