"Your Money South Bend
Buy your building lot, house, business properly, Ma, from ''Realtors" Members of the South Bend Real Estate Board. Correct value and honorable transaction assured you by these men.
Ten years ago, living down town was a mark of distinction. Today the best people, as a rule, live "out-a-way." Investigate high class subdivisions.
Assist the government; buy a home with your Savings. Respectable "home-owners" are the country's chief asset and are "satisfied citizens."

A Good Way to Buy a Home is on the Easy Payment Plan; Valuable Pointers
Home buyers are taking advantage of every pleasant day this spring to search for a place to live. Many of these house hunters have lived in rented property and now want to own their own home. Anion? the larffe number who have recently bought homes one man t-iz.es up the situation this witse: "We had Jived in rented property for ten years and while comfortable we realized that by making: proper arrangements we, could be making that monthly rent installment pay tward a home that some day would be our own. We had about made up our minds to invest in a home when a notice came that our landlord was in Iinanci.il difficulties and that his properties wore in the hands of a holding company. I mean to add a row of six currant bushes at the back and plant a cherry tree. Again turnjni? to the investment point of view. I will say that I consider the narrowness of our lot the main disadvantage of the whole proposition. At present the houses on either side of it. one of them 40 feet and the other 17 feet away, do not constitute a danger, but potentially the situation is dangerous and that is why I do not consider this particular Investment a perfect one, and why I warn prospective buyers to take this point into consideration. While I feel that we shall always bo able to get our money out of the house, it is mainly because we bought it so reasonably. Have you observed in the columns of the South Bend papers the unusual stir and activity in all forms of real estate transactions? Do you realize that all this activity is not a haphazard coincidence? Shrewd real estate operators, hard-headed conservative investors, men and women who buy for a home, know that now is the time to purchase. They are buying now on a rising- market, a market that will continue to rise year after year. It is our honest belief that there has never been a better time in South Bend's history to buy real estate than now. For sale at 1407 Lincoln Way West, lot 33!Sxl36 feet, alley side and rear, also has line house with eight rooms and bath, large basement with steam heating plant; second tloor has three bedrooms and fine bath room and attic; lirst tloor has large reception room, livingroom, dining room, large bedroom and large kitchen and pantry and plenty of cupboard space; front and rear stairs. "Our land was taxed at a valuation of $30 a foot which caused the lot to bo placed on the tax dupli cate for $1.050. The house, according to the system of taxing houses, would be placed on the duplicate at the rate of $4.50 a square foot for the srround area. The dimensions of the house being 2 6 by CO, there would be "SO square feet on the ground lloor, which is slightly oer the standard area for class I property. Figuring this house at 4 . T 0 a square foot tax value it would be placed on the duplicate at about making th tax value of the house and lot $4.."f0. As the Cleveland tax rate is $t.T."i per .tlfo valuation th? taxes on this t property would amount to 570. 8 a year. "Wo did not have much cash, being able to pay $1,000 down, assuming a 'nst mortgage of SS.riOO at 6 per cent and a second for $1,000. also at 6 per cent- thus making our Interest charges for the first year $C00. Then figuring in the $1,000 cosh at 6 per cent, which we ! mi'ht have received had we invested it otherwise, we added $60 mora to our carrying charges, making $U80. Water rent and insurance were to figure in about $10 a year, making th- expense $H70, which with 570. taxes, our total carrying charges for the first year were $440. r5, or a shade under $40 a month. "We aimed to pay $50 a month, which was a little more than what wo had been paying as rent, so that we cut down the principal about $120 the first year. We realize that it will take us some time to pay for the house at this rate but each year we cut down the principal the in terest will be lessened and we are making a saving instead of paying out mony for a place to live without ever having a chance to own the house." V. AV. STHIiKY CO. Have Just completed their new show room at 125-127-129 S. GETS BUSY EARLY i ; Following the discussion on "Real j Estate Appraisals" by Mr. Doud of ; i ort wayne, ine appran-ai CUIM"14t" i Ue of the South Ilend real estate beard has been busy during the past week. Several valuable lots were appraised in the interests of non-residents who desire to divide an estate. Several properties were appraised for the benefit of owners of property who desire to sell and want to arrive at a fair market value of the property. These appraisals are meeting conditions for reliable valuations of real estate. There is a constantly increasing demand for houses to rent and if the city of South Bend continues to increase in population, there will be a crisis for suitable residences j of all kinds. Real estate men ! throughout the country are agreed j that the best "real estate buy" today j is the ordinary residence property at current prices. The Increased cost ! of labor and building material is es- j tablishintr a new standard of prices for private residences, which com pared with the current prices of houses already built, makes them extremely cheap by comparison. ! When the present available supply ! of houses is taken by home owners. there will be walling among those v.-no are expecting mo prices io urop to the "pre war" basis. ALWAYS OV TIM I. newer fields where communities are interested in the idea that "our" town is the best town largely because most of the folke in our town own their own homes. The people who today own their own homes have shown their confidence in the community in the past by investing their sivlncs in that community. They are the substantial citizens of the community. The small investments that they began have grown to laige and substantial investments, and while they were saving their investments and had them in homes their credit was always good and tided them over whenever difficulty aros.
